New build mastic for homes and businesses in Lake

Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly instead of bonding to the dust. Common call-outs are for kitchen sealant that has pulled off the wall and gaps opening as the house dries out and settles, on bathrooms & en suites, show homes and kitchens.

Where new homes go up in smaller places like Lake, it’s often a small development or a single plot. Each still needs its sealant and floor joints finished properly from day one.

The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or drop us an email.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Record problems with dated pictures
  • Raise failed sealant with the developer while you’re covered
  • Ventilate bathrooms well, especially in the first year
  • Clean sealant with mild detergent, not abrasives

Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small and protects the rest of the house.

Different surfaces, different methods

Bathrooms and en suites

New-build bathrooms and en suites are where sealant fails most often. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.

Skirting and floors

Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.

When to call us in Lake

Baths and trays settle under load once the home is lived in. A bath sealed empty drops slightly when filled, straining the joint and the sealant may split.

If you can see any of these, it’s time to have the joints looked at:

  • Cracks appearing as a new home settles
  • Kitchen sealant that has pulled off the wall
  • Leaking shower tray seals in a new home
  • Cracked caulk along new skirting

For new homes near Lake station, it’s worth checking the sealant early, while snags are still fresh.

The process

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from a few hours to several days, depending on the number of plots, depending on how much there is to do. For a job in Lake, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Preparing for the visit

  • Mention any parking rules near the property

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Joints and finishes in Lake homes

Lake is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In and around Lake, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
