Lake questions

Will you come out to Lake?

Yes. Lake is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Lake station?

Yes, we work for landlords and agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

What does remedial sealant cost?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Can you fix a reseal that hasn’t worked?

Yes. Repeat leaks generally come from over-sealing, movement or water getting in elsewhere, and we deal with the cause first.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

About our remedial sealant in Lake

Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. Common call-outs are for sealant applied over old sealant that has lifted and decorators’ caulk around a bath or shower, across expansion joints, mouldy bath & shower sealant and failed movement joints.

Homes around Lake range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

What affects the cost of remedial sealant

Your quote is based on your job. We look at:

  • The size of the job
  • Any mould that needs treating
  • When we can work, for business premises
  • The number of rooms or windows

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What we need to know

Photos help, but a description is a good start. Please mention:

  • The address or postcode of the job
  • Whether it has been sealed before
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business

If you are in Lake and need remedial sealant, ring 0345 464 0079 or send us an email. Tell us what the problem is and where, and you will get a clear quote before work begins.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Find out why the sealant failed first
  • Never seal over old silicone
  • Keep bleach and abrasives off the bead
  • Air the bathroom so the sealant can dry

Do not let anyone seal over it later. Over-sealing is how many remedial jobs start.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into floors, walls or ceilings. Sorting it early limits the damage.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. In a smaller place like Lake, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

How to prepare

  • Tell us if parking is tricky
  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can

What remedial sealant looks like in Lake

Lake is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Lake has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For an older house near a landmark such as Church of The Good Shepherd, older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Lake station, a joint that keeps failing is best fixed properly while the property is empty.

Lake is about 1 mile south-west of Sandown, in the Isle of Wight. Jobs in Lake get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Our the Isle of Wight coverage runs to 125 places, Lake among them. You can also see our page for Portsmouth, about 12 miles away.

Work in PO36 and PO37 is quoted and booked the same way as anywhere else. We cover properties on Lea Road, New Road and Percy Road. You will find Lake on the A3055, which makes it straightforward to reach with everything needed for remedial sealant. Other places close to Lake include Sandown (1 mile north-east), Alverstone (1 mile north-west), Queen's Bower (1 mile north-west), Shanklin (1 mile south) and Alverstone Garden Village (1 mile north-west). Within a short drive, we also cover Newport (7 miles north-west), Ryde (5 miles north), Cowes (10 miles north-west), Ventnor (4 miles south-west), East Cowes (9 miles north-west) and Oakfield (5 miles north). For island and remote addresses, the job takes a little more planning.

Landmarks near Lake

We work in homes and buildings around Sandown Bay Academy, The Old Comical pub and The Bay Church of England School, among other places. Lake has its own railway station: Lake station. A little further out are National Poo Museum (under half a mile east) and Arthur Webster Memorial Hospital for Children (1.2 miles south-west). Green spaces nearby include Brading Down and Alverstone Mead.

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, which we will point out.

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and point out any existing damage.

Common problems we fix in Lake

Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. None of them last.

Common reasons people contact us are:

  • Worktop sealant that has shrunk and split
  • Beads that never stuck properly
  • Dark patches showing through the sealant
  • Caulk or the wrong sealant used in a wet area

Managing a site like Broadlea Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • What guarantee comes with the work
  • When the joint can take water or movement
  • What preparation is included
  • What product goes in the joint

10 questions to ask before you book

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Honest limits

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Cracks in the fitting rather than the joint
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Movement from fittings that are not supported

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.
