Fire Rated Sealant in Lake
Problem with your fire-stopping gaps in Lake? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Open holes round services passing through fire walls
- Linear gaps at the head of walls
- Joints picked up in a fire-stopping survey
What happens on the day
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes a few hours for a handful of gaps, and longer for a whole building. In a smaller place like Lake, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- We record what was done and flag anything that needs a different system.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any previous sealing or DIY attempts

Advice
Fire rated sealant in Lake
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. Those are the gaps we close, using a tested fire-rated product. Common call-outs are for standard silicone or caulk in a fire-stopping gap and seals cut through by electricians, plumbers or data installers, across plasterboard & masonry, pipe & cable gaps and service penetrations.
If you run a pub, café, guest house or shop in or near Lake, the washrooms and kitchen need the same attention as a big site, and fire-rated sealant around service openings should be restored after new pipes or cables go through.

What happens if it’s left?
Fire-rated sealants are less forgiving than ordinary ones. Depth, backing and surface preparation all affect how a seal performs, so we follow the maker’s details on every gap. In an older home around Lake, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Other services in Lake
Do you need fire rated sealant in Lake?
A lot of fire stopping is out of sight: above ceilings, inside risers and behind panels. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.
The most common problems we see are:
- Fire stopping disturbed by later work
- Linear gaps at the head of walls
- Ordinary sealant used where a fire-rated product was needed
- New service routes left unsealed after building work
If you let a flat or house near Lake station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.
Before you book anyone
- How the joint is cleaned and prepared
- Is the old sealant removed completely?
- What happens if the job turns out different
- Whether the sealant suits the joint

Door frames
We deal with the gap around the frame, not the door. Doors, seals and closers are for a door specialist.
Flats and HMOs
Working in occupied flats needs some planning. We agree access to each flat and the common parts before any work starts to keep disruption down.
Common questions in Lake
Is Lake within the area you cover?
Yes. Lake is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Lake station?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Where is Mr Mastic based?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures.
Do you carry out fire risk assessments?
No, assessment isn’t something we do. Once you have a specification or action list from your assessor or designer, we can quote for the fire-rated sealant items.
Do you offer different sealant colours?
Yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before any work starts.
Can you seal over the old sealant?
No, because it fails. We remove every bit of old sealant first.
How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Ask every contractor to reseal any fire stopping they disturb
- Never patch a fire seal with standard sealant
- Check whether a sealant can be painted before decorating over it
- Photograph sealed gaps before they’re covered up
Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.
It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole.
What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Deciding what fire stopping a building needs
- Sign-off of the building, which sits with building control or your assessor
- Walls or floors that weren’t built to resist fire
If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before booking.
