Lake Regrouting
Tiled areas in Lake need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Floor grout that won’t come clean
- Gaps where the shower grout has gone
- Grout that’s cracking and breaking up
Regrouting for homes and businesses in Lake
Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. Typical jobs include gaps where the shower grout has gone and floor grout that has worn and darkened, on kitchen splashbacks, bathroom floors and shower walls.
Homes around Lake range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What happens on the day
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, or longer for a fully tiled room. Parking around Lake is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Clear items away from the joints we’re working on
- Let us know about parking restrictions

Why it’s worth doing now in Lake
New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. In a smaller place like Lake, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Different surfaces, different methods
Corners and edges
Edges are resealed while we are there, so the whole area is finished together.
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on the area. You can change the colour at the same time.
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Run the extractor fan during and after a shower
- Look at the sealant in the corners now and then
- Keep harsh bleach and acid cleaners off the grout
- Wipe water off the walls when you are done
Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.
Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.
Honest limits
Before booking, it’s worth knowing the limits:
- Damaged tiles that need replacing
- Loose tiles, which need refixing first
- Water coming from plumbing rather than grout
If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.

Lake homes and their sealant
Lake is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
For site and facilities teams at buildings such as Broadlea Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Church of The Good Shepherd, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Lake station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What’s near Lake
Locally, jobs take us to homes and businesses close to Sandown Bay Academy, The Old Comical pub and The Bay Church of England School and the streets around them. Green spaces nearby include Brading Down and Alverstone Mead.
DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Your questions about regrouting in Lake
I let a flat near Lake station. Can you help?
Yes. We work for landlords and letting agents as well as householders. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.
Do you cover smaller places like Lake?
Yes. Lake is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Is resealing included with regrouting?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so both are renewed and it’s all in the quote.
How do I get a quote for regrouting in Lake?
Every job is different, so each one gets its own quote. For a quick quote, phone 0345 464 0079 or email us with a short description of the job.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. Then phone 0345 464 0079 or email us.
Do you regrout part of a bathroom, like the shower?
We can. We will look at the rest of the room too and tell you if anything else needs attention.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures.
