Sandown Remedial Sealant
Remedial sealant for Sandown, by sealant specialists with 20+ years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- Sealant applied over old sealant that has lifted
- Floor or wall movement joints that have failed
- Smears and lumps from a botched reseal
Leave it or put it right?
A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing normally puts it right. Where something else has failed, you will hear it from us. In a smaller place like Sandown, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

How we handle remedial sealant in Sandown
Two decades of sealant work means we recognise most failures quickly. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. Typical jobs include kitchen joints letting water behind the worktop and floor or wall movement joints that have failed, on failed movement joints, leaking tray & enclosure joints and expansion joints.
Smaller places like Sandown still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.
All of our work is guaranteed for twelve months.

How it works
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours for most joints, depending on how much old sealant has to come out from start to finish. Parking around Sandown is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- We start by checking the joint for movement, leaks and the reason it failed.
- All the old sealant comes out, including any layers underneath.
- Next, any mould is treated and the joint dried.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- We tool the joint and tell you about anything else that needs attention.
How to prepare
- Mention any leaks or damp you’ve noticed
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints

Related advice
Can I do it myself?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Remedial sealant around Sandown
Sandown is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Sandown has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
For an older house near a landmark such as Christ Church, older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Sandown station, botched sealant from a previous quick fix is easier to strip out between tenants.

Sandown questions
Do you work for hotels and guest houses in Sandown?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Do you cover smaller places like Sandown?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.
Can failed expansion joints be resealed?
Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.
Can you remove sealant that is been put over old sealant?
Yes. We remove every layer; over-sealing fails because silicone won’t bond to silicone.
How long will it take to strip and reseal the joint?
The number of joints and layers decides it. You’ll have a timescale before any work begins.
Can old silicone be taken off without scratching the tiles?
Yes. We avoid heavy scraping and use the right cleaner for each surface.
How to look after the new joints
After the cure time, these simple habits help:
- Check ceilings under showers for marks
- Keep movement joints clear of mortar and paint
- Always have old sealant cut out, not covered
- Keep bleach and abrasives off the bead
Where we’ve pointed out another fault, have it put right, because the new sealant cannot hold back a problem underneath.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
What the job involves on each surface
Windows & doors
Failed frame mastic is often hard, cracked and in several layers. We remove it all and clean back to sound surfaces before backing and resealing.
Mouldy bath & shower sealant
Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out.
What sealant work cannot fix
A few problems are outside what sealant work can do:
- Older mastics that may need an asbestos check before removal
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water damage behind tiles that needs a tiler
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before booking.
Surfaces we seal
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Expansion joints
- Leaking tray & enclosure joints
- Botched or over-sealed joints
- Failed movement joints
When to call us in Sandown
All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.
It’s worth asking for a quote if you see:
- Products that weren’t meant for the joint
- Smears and lumps from a botched reseal
- Black mould underneath the bead
- Sealant that came away because the surface wasn’t prepared
Managing a site like The Bay Church of England School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What to look for in a quote
- When the joint can take water or movement
- Are they insured?
- Which sealant they’ll use, and why
- Whether you can choose the colour
