Remedial sealant for homes and businesses in Adgestone

In Adgestone, as anywhere, remedial jobs tend to look alike: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. We strip each one back and start from scratch. We work on botched or over-sealed joints, failed movement joints and leaking tray & enclosure joints, and the jobs we see most are smears and lumps from a botched reseal and sealant applied over old sealant that has lifted.

Being in a small place like Adgestone makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

Each job carries a 12-month guarantee, large or small.

Adgestone questions

Do you work for hotels and guest houses in Adgestone?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Will you come out to Adgestone?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

What does remedial sealant cost?

It depends on the job, so we quote each one individually. For a quick quote, ring 0345 464 0079 or email us and tell us what needs doing and where.

What happens if the problem is the tray or the plumbing?

You’ll hear it from us. A cracked tray, faulty valve or leaking waste needs a different trade, and we won’t reseal for the sake of it.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Does remedial work come with a guarantee?

Yes. You get our 12-month guarantee.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Leave it or put it right?

Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. The layers have to come out, and the joint treated and dried before resealing. In a small place like Adgestone, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Signs you need remedial sealant in Adgestone

Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.

The most common problems we see are:

  • Black mould underneath the bead
  • Sealant applied over old sealant that has lifted
  • Sealant peeling off a dusty or damp surface
  • Gaps opening along the back of the worktop

If you live in an older home near Church of St. John the Evangelist, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How to choose a mastic man

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

If you manage several properties in or around Adgestone, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Don’t wait for a small gap to become a leak
  • Don’t add new sealant on top of old
  • Find out why the sealant failed first
  • Don’t point over movement joints

Give the new sealant its full cure time: usually around 24 hours, or as long as we advise.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

How it works

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. Somewhere as small as Adgestone, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. We strip the joint completely, removing any layers below.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. Finally we finish the joint and talk you through what we found.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • Keep children and pets away from the work area
  • Where the joints are inside, avoid wetting them before we arrive

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • A cracked shower tray or bath (that needs repair or replacing)
  • A bath, tray or worktop that moves until it’s properly fixed
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before you book.

What we seal

  • Expansion joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Failed movement joints
