Keeping the joints in good condition

So the new joints stay in good condition:

  • Keep pictures and emails about snagging items
  • Wipe joints with warm soapy water
  • Check bath and shower seals every few months as the house settles
  • Get a leaking seal dealt with straight away

Leave the sealant for the cure time we give you before showering or bathing. Silicone is generally left for about a day to cure enough for use.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and protects the rest of the house.

How we handle new build mastic in Apse Heath

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. In both, preparation makes the difference, because that is what rushed new-build sealant usually lacks. Typical jobs include sealant that never bonded to the surface and frame joints opening as the plaster dries, across skirting & floors, windows & doors and kitchens.

Older homes in small places like Apse Heath often have timber floors that move with the seasons, so skirting and threshold joints need a flexible sealant rather than a rigid filler.

Your job is guaranteed for a year, as with all our work.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What the job involves on each surface

Show homes

Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish to a tidy standard. We will plan around viewing times.

Windows and doors

Draughts around new frames are often a sealant gap. We check and reseal the frame edges.

Why deal with it now?

Small cosmetic gaps can wait for the house to settle, but water getting through can’t. If you’re unsure which you have, phone 0345 464 0079 or email us with photos and we’ll tell you. Older cottages and farmhouses around Apse Heath can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, call 0345 464 0079 or email us and we will give you an honest view and a quote.

How it works

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours in a single home. Somewhere like Apse Heath needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. The old bead comes out in full, with no layer left behind.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you’re given the cure time.

Getting ready for the visit

  • Mention any parking rules near the property
  • Mention if the joints have been sealed before
  • Keep children and pets away from the work area

Apse Heath is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Can you help a landlord with a rental near Shanklin station?

Yes, we work for letting agents and landlords. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.

Is Apse Heath within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

How long does new build mastic take?

Most jobs take a few hours for most snagging lists, longer for a run of plots, including preparation and clearing up. Your quote will say how long we expect yours to take.

What colour sealant will you use?

Most bathroom joints are white or clear, but other colours are available. We choose one to suit the room and agree it with you.

What does new build mastic cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

What sealant work cannot fix

New sealant can’t fix everything, and we will tell you before any work starts. It won’t solve:

  • Broken tiles or a split tray
  • Settlement cracks that need a surveyor
  • Leaking fittings rather than failed sealant

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
