Porchfield New Build Mastic
Professional new build mastic in and around Porchfield, with old sealant always removed completely.
- Gaps opening as the house dries out and settles
- Sealant that never bonded to the surface
- Worktop and upstand sealant coming away
New build mastic in Porchfield, done properly
New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, and sealant applied in a hurry at handover can split. We work on skirting & floors, windows & doors and bathrooms & en suites, and the jobs we see most are new-build shower sealant that has already split and gaps opening as the house dries out and settles.
For a small place like Porchfield, the journey and access are planned in advance, and the work itself is the same as on any site.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

What affects the quote in Porchfield
Jobs vary more than people expect. The main factors:
- The type of sealant required
- How easy the joints are to reach
- Any mould that needs treating
- Any working-time requirements on site
Doing several joints on one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.
What we need to know
There’s no need for technical detail. Just tell us:
- Whether it has been sealed before
- Photos by email, if that is easy
- Whether it’s a home or a business
- How many joints, rooms or windows are involved
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved and give you a clear price.
New homes and floors in Porchfield
Porchfield is within about 2 miles of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In and around Porchfield, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. Whether the job is in Porchfield itself or nearby, the right material for each joint matters as much as a neat finish.

What happens on the day
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the number of plots. Somewhere as small as Porchfield, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We go through the snagging list or plot schedule and agree the joints to do.
- We cut out every bit of the failed or messy sealant.
- Surfaces are cleaned of building dust and primed where needed.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Finally, each room is checked and you are given the cure time.
Getting ready for the visit

Porchfield questions
What guarantee comes with new build mastic in Porchfield?
All our work, in Porchfield and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Is Porchfield within the area you cover?
Yes. Porchfield is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us, and we are fully insured.
Can I send you my snagging list?
Yes. Photos of each sealant item help us quote. Items that need a plumber, tiler or the builder are flagged.
Will you just run a new bead over the existing one?
No. Over-sealing traps mould and water and soon fails. We remove every bit of the old bead before resealing.
Do you use white or clear sealant?
That depends on what the joint meets: white or clear for most sanitary joints, colours for worktops, floors and frames. We agree the colour before any work starts.
Can tenants book the work?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Landlords, agents and businesses in Porchfield
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Wait for the cure time before using a resealed shower
- Avoid scourers and strong chemicals on sealant
- Don’t wait for the house to settle if water is getting through
- Open a window or run the fan after bathing
Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it, which can damage the surface.
Early snagging is easier snagging. Small faults turn into leaks if left in a busy bathroom.
Honest limits
We won’t take on work that won’t last, so these are the limits:
- Movement caused by a poorly fitted tray or bath
- Cracking that points to a structural problem
- Damaged fittings that need replacing
If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

What happens if it’s left?
The builder is normally the first port of call while the snagging or warranty period runs. If it keeps failing or is not dealt with, we can reseal it properly. Where a wall is exposed, as many are in small places like Porchfield, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.
Why us?
- A 12-month guarantee on all work
- Any old sealant cut out fully, not covered over
- Homes, businesses and hotels
- We agree the colour with you first

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
