Aftercare tips
Good habits help new joints last longer. A few tips:
- Get any rot dealt with first
- Inspect the joints round the windows every year or so
- Sort the mastic before the decorators arrive
- Keep modern sealant off the mastic
Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.
Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry so early renewal protects both.
About our sand mastic in Shide
For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Like-for-like sand mastic is often the preferred finish. We work on sash and case windows, period & listed homes and tenement windows, and the jobs we see most are mastic worn away on windows facing the weather and tired mastic found when preparing windows for paint.
In a smaller place like Shide, some walls face open ground and catch the full force of the weather. The mastic around frames on those walls tends to age faster.
Each job carries a 12-month guarantee, large or small.

What we’re called out for in Shide
Over the years, sand mastic weathers. It hardens, cracks and starts to come away on the stone or timber.
People generally contact us after spotting one of these:
- Old sand mastic that has cracked, crumbled or fallen out
- Failed mastic on an exposed elevation
- Wind and rain getting in round a sash window
- Window mastic to renew ahead of painting
Schools such as Nine Acres Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

How it works
We keep the work tidy and contained to the joints we are treating. The job generally takes a few hours per window, depending on the condition of the joints, and we explain the cure time before we leave. For a job in Shide, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First we agree which joints need doing.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.
How to prepare
- Mention any leaks or damp you’ve noticed
- Let us know about parking restrictions
- Clear items away from the joints we’re working on

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
Advice
Sand mastic in Shide: local notes
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Carisbrooke Castle (about 1 mile west) nearby, there’s older building stock in the area around Shide as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
If you live in an older home near Church of St. John the Baptist, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Your questions about sand mastic in Shide
Is sand mastic in Shide guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Is Shide in your area for sand mastic?
Yes, Shide is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job.
How long does sand mastic take to harden?
It skins over fairly quickly but takes longer to harden fully. We’ll tell you what to expect for your job.
Do you have insurance?
Yes. We’re fully insured for every job we do.
Can you match the sealant colour?
Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before we start.
Where is Mr Mastic based?
We are based in Crawley, and we cover South East England, London and all of Scotland.
Is it OK to seal over old sealant?
No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Leave it or put it right?
New sash windows are a major, costly change and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Homes in smaller places like Shide can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
