Bathroom resealing in Newtown
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on basins & vanity units, shower trays & enclosures and wet rooms, and the jobs we see most are leaking joints on a shower screen and shrunken sealant along the back of a worktop.
Homes around Newtown are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

Honest limits
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Loose or hollow tiles, or failed tanking behind them
- A cracked shower tray or bath (that needs repair or replacement)
- Leaks from a shower valve, waste or pipework (a plumber’s job)

The process
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a couple of hours for a single bath or shower, and the area is left clean. In a small place like Newtown, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any previous sealing or DIY attempts

Common questions in Newtown
Do you cover smaller places like Newtown?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is Newtown in your area for bathroom resealing?
Yes, Newtown is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or email us with a few details of the job, and we will send you a clear quote.
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
Can new silicone go straight over the old?
No. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Where are you based?
Mr Mastic is based in Crawley. We cover Newtown and the rest of the Isle of Wight, along with the rest of our area.
Why act early in Newtown
Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. Water creeps under it and mould follows. In a small place like Newtown, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or drop us an email.

What bathroom resealing looks like in Newtown
Newtown is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
Around Newtown, as everywhere, bathroom resealing is only as good as the preparation behind it. For an older house near a landmark such as Holy Spirit Church, walls and floors in older homes can move, and sealant and grout show it first.
Newtown is about 4 miles west of Newport, in the Isle of Wight. Newtown gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Our area takes in 125 places across the Isle of Wight, large and small. We also work in Southampton, about 14 miles from Newtown.
Postcode districts we cover here for bathroom resealing: PO30. If you’re just outside Newtown, we cover Locksgreen (1 mile east), Porchfield (1 mile north-east), Great Thorness (2 miles north-east), Forest Side (3 miles east) and Rew Street (4 miles north-east). Within a short drive, we also cover Newport (4 miles east), Ryde (10 miles east), Cowes (5 miles north-east), Sandown (11 miles east), Shanklin (11 miles south-east) and Ventnor (11 miles south-east). Surface by surface
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Other services in Newtown
Landlord and commercial work in Newtown
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Looking after it afterwards
To keep the joints looking good and working properly:
- Look for lifting corners and small gaps now and then
- Dry the bead with a towel now and then
- Use gentle cleaners on the silicone
- Wipe up water along the back of the worktop
Give the silicone time to cure before it gets wet, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
What affects the cost of bathroom resealing
Your quote is based on your job. We take into account:
- Whether there’s mould to deal with
- The type of sealant required
- How many areas need sealing
- The size of the job
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
