External mastic in Ventnor, done properly

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. If you have moss and dirt in joints with no sealant left and water getting into walls through failed joints, we can put it right, on façade panels, concrete & block and copings & trims alike.

Homes around Ventnor range from older cottages to newer houses, with walls and rooflines of every type. Older homes need their gutter and trim joints kept tight, newer ones their movement joints.

You get a one-year guarantee, the same in Ventnor as everywhere else we work.

Honest limits

Sealant is not the answer to every problem, and we will tell you before we start. It won’t solve:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Rising or penetrating damp from elsewhere in the wall
  • Cracks in the bricks or render themselves, away from the joints

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

What we seal

  • Copings & trims
  • Façade panels
  • Brickwork movement joints
  • Joints between brick and frames
  • Concrete & block
  • Render & cladding joints

What we do, step by step

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take a few hours to a few days, depending on the length of joint and the access. In a smaller place like Ventnor, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access
  • Mention any sign-in or site rules at work premises

Leave it or put it right?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. In an older home around Ventnor, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What the job involves on each surface

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. We choose the product to suit.

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.

Walls and rooflines in Ventnor

Ventnor is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Historic houses like Rylstone Manor (about 2.6 miles north-east) are a reminder that the area around Ventnor has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

Managing a site like St Catherine's School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you let a flat or house near Shanklin station, outside joints that have cracked can let damp into a rental, so check them between lets. If you live in an older home near St Catherine's Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Looking after it afterwards

After the cure time, these simple habits help:

  • Do not let climbing plants root in the sealant
  • Get split or bare joints resealed while the damage is small
  • Check the sealant is paintable before painting near it
  • Make sure movement joints are not pointed over

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

Ventnor questions

Does the coastal weather in Ventnor affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Do you cover smaller places like Ventnor?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is there a guarantee?

Yes. Every job comes with our 12-month guarantee.

Are you fully insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

How do I get a quote for external mastic in Ventnor?

It depends on the job, so we quote each one individually. For a quick quote, phone 0345 464 0079 or email us with a short description of the job.

What do you need from me for a quote?

Tell us what needs doing and where. We will ask anything else we need to know.

Can you seal joints between render and window frames?

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces, primed where needed.

What is backing rod for?

That is backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only so it can flex with the joint.
