Southford Window Mastic
Mastic around window and door frames, sills and patio doors in Southford, with a 12-month guarantee on every job. Call for a quick quote.
- White mastic on grey or black frames
- Rain getting in at the frame or under the sill
- Whistling draughts around closed windows
What we cannot put right
We will not take on work that won’t last, so these are the limits:
- Penetrating damp from a failed cavity tray or render
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A frame that has rotted at the joint
If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think before you book.
What we seal

How we handle window mastic in Southford
Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that cannot move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. If you have cracked or shrunken mastic around the frame and cracked internal joints between frame and plaster, we can help, whatever the surface.
Somewhere as small as Southford, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Paint up to the joint, not over it
- Use gentle cleaners on frames and sealant
- Avoid blasting the frames with a pressure washer
- Repaint timber before it’s bare
Keep the new mastic undisturbed while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
The process
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a few frames, or a day or more for a whole house, depending on how much there is to do. Somewhere as small as Southford, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We check how each frame can be reached safely.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Keep children and pets away from the work area
- Let us know about earlier repairs to the joints
- Clear items away from the joints we are working on

Where are you based?
We work from Crawley. Our applicators cover Southford.
Do you seal inside as well as outside?
Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Can you match the sealant to my frames?
Yes, in most cases. Tell us the frame colour when you get in touch and we will use the nearest match.

What we are called out for in Southford
Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.
Keep an eye out for these signs:
- Rain getting in at the frame or under the sill
- Mastic that’s falling out in pieces
- Gaps left after new windows were fitted
- Gaps where the sill meets the wall
If you let a flat or house near Shanklin station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
What your quote should include
- How the colour is chosen
- What product goes in the joint
- Who does the work, and how experienced they are
- Is the old sealant removed completely?
Different surfaces, different methods
Window sills
Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.
Southford homes and the weather
Southford is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. With historic houses such as Sheat Manor (about 3.7 miles north) nearby, there’s older building stock in the area around Southford as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
In the older streets around Church of St. Mary and St. Radegund, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Work for landlords, hotels and businesses
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
