Window mastic in Noke Common

If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through. If the draught is through the window seals instead, we’ll tell you. We work on window sills, aluminium frames and patio & French doors, and common reasons people get in touch are gaps left after new windows were fitted and gaps where the sill meets the wall.

Mastic can only go onto a dry, clean joint, so window work in Noke Common is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Signs you need window mastic in Noke Common

Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. If the sealant can’t stretch, it splits.

Signs it’s time to call us include:

  • Rain getting in at the frame or under the sill
  • Rushed sealant from a window installation
  • Draughts coming in around windows and doors
  • Cracked or shrunken mastic around the frame

In the older streets around Church of St. John the Baptist, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What sealant work can’t fix

We will always be straight with you, so here’s what new sealant won’t do:

  • Rotten timber, which needs a joiner first
  • Condensation trapped between the panes
  • A sash or casement that won’t close properly

If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

What we seal

  • Composite doors
  • Aluminium frames
  • Window sills
  • Timber windows & doors
  • Patio & French doors
  • uPVC windows

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Avoid harsh chemicals near the mastic
  • Ventilate rooms so frames do not stay wet inside
  • Paint up to the joint, not over it
  • Wash the frames with mild soapy water

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Window mastic in Noke Common: local notes

Noke Common is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. With historic houses such as Carisbrooke Castle (about 2.3 miles south) nearby, there’s older building stock in the area around Noke Common as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you look after a building such as Hunnyhill Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Composite doors

A composite door normally sits in a plastic outer frame, and the joint around it is sealed like a window. We match the colour to the frame.

Window sills

Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.

The process

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take most of a day for a typical house, less for a few frames. In a small place like Noke Common, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Tell us if parking is tricky

Questions from Noke Common

Does living near the coast affect window mastic in Noke Common?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Is Noke Common within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What does window mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, ring 0345 464 0079 or email us and tell us what needs doing and where.

Is it OK to seal over old sealant?

No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

For landlords and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
