Window mastic in Forest Side

Window mastic in Forest Side, done properly

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on composite doors, window sills and uPVC windows, and common reasons people get in touch are cold air getting in at the frame edge and draughty joints inside around the window.

In a village or hamlet like Forest Side, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

We stand behind the work with a 12-month guarantee.

What we can’t put right

In fairness, some problems need a different trade:

  • Broken hinges, locks or handles
  • Condensation trapped between the panes
  • Worn gaskets, brush seals or a door that has dropped

If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.

Surfaces we seal

  • Composite doors
  • uPVC windows
  • Patio & French doors
  • Timber windows & doors
  • Aluminium frames
  • Window sills

Keeping the joints in good condition

So the new joints stay in good condition:

  • Wash the frames with mild soapy water
  • Check the mastic once a year
  • Avoid blasting the frames with a pressure washer
  • Avoid harsh chemicals near the mastic

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Why it’s worth doing now in Forest Side

Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we will say so. Around Forest Side, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

When to call us in Forest Side

Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. If the sealant can’t stretch, it splits.

Look out for any of the following:

  • Hard, cracked sealant around windows
  • Gaps between the frame and the inside reveal
  • Rain getting in at the frame or under the sill
  • White mastic on grey or black frames

For site and facilities teams at buildings such as Carisbrooke College, its window and door frames need their mastic kept sound, just like a home’s.

What window mastic looks like in Forest Side

With historic houses such as Carisbrooke Castle (about 1.3 miles south) nearby, there’s older building stock in the area around Forest Side as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as St. Mary's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What affects the cost of window mastic

Every job gets its own quote. This is what makes a difference:

  • The number and length of the joints
  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • Whether the work is at height

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or email us and we’ll give you an honest view and a quote.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Roughly how big the job is
  • How we’d reach the joints
  • Where the property is
  • Photos by email, if that’s easy

To get a quote, ring 0345 464 0079 or email us with the location and a short description of the problem. We’ll give you a clear price before any work starts.

Different surfaces, different methods

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We’ll tell you if that’s what we find.

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

How it works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes most of a day for a typical house, less for a few frames from start to finish. Somewhere like Forest Side needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Keep pets and children clear of the area while we work
  • Mention any parking rules near the property
