Window mastic in Luccombe Village, done properly

Homes in Luccombe Village have every kind of window: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. Common call-outs are for cracked internal joints between frame and plaster and gaps left after new windows were fitted, across timber windows & doors, composite doors and window sills.

Mastic can only go onto a dry, clean joint, so window work in Luccombe Village is booked around the forecast. Let us know about access to all the frames, upstairs ones included.

Every job comes with a one-year guarantee, wherever you are in the Isle of Wight.

When something else is needed

Sealant isn’t the answer to every problem, and we will tell you before work begins. Sealant will not put right:

  • Rotten timber, which needs a joiner first
  • Draughts through the window seals rather than the frame
  • Damp coming through the wall itself rather than the frame joint

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before booking.

What window mastic looks like in Luccombe Village

Luccombe Village is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Schools such as St Blasius Shanklin CofE Primary Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Shanklin station, renewing tired window mastic between tenants heads off draught and damp complaints. In the older streets around St Blasius Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Luccombe Village is about 7 miles south of Ryde, in the Isle of Wight. What affects the quote in Luccombe Village

We do not publish a price list, because jobs vary so much. What we look at:

  • When we can work, for business premises
  • How easy the joints are to reach
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Helping us quote

There’s no need for technical detail. Just tell us:

  • Access, such as stairs, a lift or height
  • The rough size of the job
  • Where the job is, and your postcode
  • Whether it’s a home or a business

Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we’ll take it from there.

Landlord and commercial work in Luccombe Village

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we’re fully insured.

What the job involves on each surface

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.

Keeping the joints in good condition

Aftercare is simple:

  • Wash the frames with mild soapy water
  • Keep jet washers away from the mastic
  • Keep paint and stain on wooden frames in good order
  • Keep paint off silicone joints

Most silicone sealants will not take paint, so if you are planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Common questions in Luccombe Village

Will you come out to Luccombe Village?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Shanklin station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.

Is the new sealant paintable?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

How much does window mastic cost in Luccombe Village?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.

Will new mastic stop draughts?

It will if the frame joint is the problem. We find where the air is coming from before we reseal.

Where do you work from?

Mr Mastic is based in Crawley. We cover Luccombe Village and the rest of the Isle of Wight, along with the rest of our area.

How long does it take to reseal the windows on a house?

It depends on access, the old mastic and the size of the frames. We will tell you how long your job needs when we quote.

The process

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning for a couple of windows and a door. Somewhere as small as Luccombe Village, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • Mention any tricky access
  • Tell us about any water getting in
  • Try not to wet indoor joints just before the visit
