Window mastic in St Helens
Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. If you have hard, cracked sealant around windows and damp patches on the reveal after heavy rain, we can help, whatever the surface.
Outdoor sealant needs dry, clean surfaces, so work on frames around St Helens is planned for dry weather. Let us know about access to all the frames, upstairs ones included.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

What we are called out for in St Helens
A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.
If you can see any of these, it’s time to have the joints looked at:
- Sealant in the wrong colour for the frame
- Cracked sealant at the sill ends
- Mastic that’s falling out in pieces
- Damp patches on the reveal after heavy rain
Letting a property close to Brading station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
What your quote should include
- Whether the sealant suits the joint
- How the surfaces are prepared before sealing
- Is the old sealant removed completely?
- What the cure time is
The process
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a morning for a couple of windows and a door. Somewhere as small as St Helens, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit

What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Broken hinges, locks or handles
- A door that needs adjusting, rehanging or new seals
If in doubt, call 0345 464 0079 or email us and we will say what we think.
Surfaces we seal
- Composite doors
- Window sills
- uPVC windows
- Timber windows & doors
- Patio & French doors
- Aluminium frames
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Clean frames with a soft cloth and soapy water
- Wipe condensation off the frames
- Avoid harsh chemicals near the mastic
- Keep paint off silicone joints
Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.
Landlord and commercial work in St Helens
Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.
Housing providers, facilities teams and property managers book us too in St Helens and across the Isle of Wight. We can quote a run of properties together.
What affects the quote in St Helens
Call for a quick quote. What matters most is:
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
- Any mould that needs treating
- Any working-time requirements on site
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
- If it’s domestic, commercial or a hotel
- A few pictures by email, if you can

Your questions about window mastic in St Helens
Does living near the coast affect window mastic in St Helens?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.
Do you cover smaller places like St Helens?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you seal inside as well as outside?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.
Is the new sealant paintable?
Most silicone can’t be painted. Let us know beforehand, and we’ll use a paintable product where it suits.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do you guarantee window mastic?
Yes, with our 12-month guarantee. A yearly look at the joints helps them last.
Do you have sealant for grey or black windows?
Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.

Frames and glazing around St Helens
St Helens is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Homes close to St Catherine-by-the-Green include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For site and facilities teams at buildings such as St Helens Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Why act early in St Helens
Getting a straight, even bead on an outside frame takes practice, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. In a small place like St Helens, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.
