Surface by surface
Windows & doors
A frame that keeps leaking may not be the mastic. We check the joint and tell you if it looks to be something else.
Mouldy bath & shower sealant
Where mould keeps coming back, ventilation is normally part of the cause. We will reseal and tell you if extraction looks to be the issue.
About our remedial sealant in St Helens
Water on the floor does not always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. We work on botched or over-sealed joints, failed movement joints and shrunken worktop sealant, and people most often call us about black mould underneath the bead and repeat leaks from the same joint.
Being in a small place like St Helens makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
All of our work is guaranteed for twelve months, in St Helens and everywhere else we cover.

Honest limits
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Water damage behind tiles that needs a tiler
- Movement from fittings that are not supported
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think.
Surfaces we seal

- Failed movement joints
- Mouldy bath & shower sealant
- Expansion joints
- Botched or over-sealed joints
What happens if it’s left?
Mould under a bead cannot be reached by cleaning. The layers have to come out, so the joint can be treated and resealed. In a small place like St Helens, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Doing several joints on one visit generally makes better use of the time than several visits. You will get one clear quote for the whole job.

Aftercare tips
Aftercare is simple:
- Air the bathroom so the sealant can dry
- Have loose fittings fixed before resealing
- Never seal over old silicone
- Find out why the sealant failed first
If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start, so the old bead should always come out first.
Do not keep resealing the same joint. Have someone find out why, or the next bead will go the same way.

It takes a few hours for most joints, depending on how much old sealant has to come out. You will know the timing when we quote.

Yes. We hold ARBOMaster approved applicator status.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
St Helens homes and their sealant
St Helens is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you let a flat or house near Brading station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Managing a site like St Helens Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as St Catherine-by-the-Green, older homes can move a little, which is hard on rigid grout and tired sealant.

The process
We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job usually takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere as small as St Helens, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
How to prepare
- Clear items away from the joints we’re working on
- Try not to wet indoor joints just before the visit
- Keep children and pets away from the work area
