Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. Common call-outs are for cracked or shrunken mastic around the frame and cold air getting in at the frame edge, across patio & French doors, uPVC windows and timber windows & doors.

What we do, step by step
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a morning for a couple of windows and a door and we leave things clean and tidy. Somewhere as small as Hillway, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First we look at every frame and agree the list.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Preparing for the visit
- Move anything stored near the joints
- For business premises, tell us about site rules or sign-in
- Tell us about any previous sealing or DIY attempts

What window mastic looks like in Hillway
Hillway is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Historic houses like Yaverland Manor (about 1.6 miles west) are a reminder that the area around Hillway has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
If you live in an older home near Bembridge Methodist Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Bembridge Church of England Primary School, the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Brading station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

DIY versus a professional finish
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What affects the cost of window mastic
For a quick quote, just ask. The main things that affect it are:
- The old material and how stubborn it is
- The size of the job
- How many rooms, windows or areas are involved
- Whether there’s mould to deal with
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Asking for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
- Pictures of the joints, sent by email
- Roughly how big the job is
To get a quote, phone 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.
Surface by surface
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.
Composite doors
Front doors take the weather head on, and the top and bottom corners tend to fail first. We pay most attention there.
How to look after the new joints
So the new joints stay in good condition:
- Clean frames with a soft cloth and soapy water
- Look round the frames every year or so
- Repaint timber before it’s bare
- Do not aim a pressure washer at the joints
A yearly look round the frames is enough. Small splits are simple to catch before they leak, and if anything looks wrong, just ring 0345 464 0079 or drop us an email.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.
When something else is needed
A few problems are outside what sealant work can do:
- Penetrating damp from a failed cavity tray or render
- Rotten timber, which needs a joiner first
- Worn gaskets, brush seals or a door that has dropped
If you’re not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.

Common questions in Hillway
Do you work for landlords with property near Brading station?
Yes, we work for letting agents and landlords. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.
Do you cover smaller places like Hillway?
Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Will the old sealant be removed?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Do you have insurance?
Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.
Can you seal the gap between the frame and the plaster indoors?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
How many windows can you do in a day?
The work takes most of a day for a typical house, less for a few frames. Access and how stubborn the old mastic is affect the time most.
