Bathrooms and kitchens in Hillway
Hillway is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
In the older streets around Bembridge Methodist Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Brading station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.
Hillway is about 4 miles south-east of Ryde, in the Isle of Wight. Wherever you are in the PO35 postcode area, we cover remedial sealant for homes and businesses. Across the Isle of Wight, we cover 125 places, Hillway among them. For nearby work, see our Portsmouth page.
Work in PO35 is quoted and booked the same way as anywhere else. Whether your property is on Hillway Road and Jenny Streets Lane or a nearby road, we can help. Close by, we work in Bembridge (1 mile north-east), Foreland Fields (1 mile north-east), St Helens (2 miles north-west), Gaskins (2 miles north-west) and Yaverland (2 miles south-west). Further out, we also cover Newport (9 miles west), Ryde (4 miles north-west), Cowes (11 miles north-west), Sandown (3 miles south-west), Shanklin (5 miles south-west) and Ventnor (7 miles south-west). If you’re somewhere remote, the job takes a little more planning, so mention it when you ask for a quote.

Remedial sealant in Hillway, done properly
Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. We are often asked to deal with decorators’ caulk around a bath or shower and over-sealed joints coming away, across mouldy bath & shower sealant, expansion joints and botched or over-sealed joints.
For a small place like Hillway, remedial sealant is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
When something else is needed
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Sealant in an older building that needs testing for asbestos first
- Cracks in the fitting rather than the joint
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.
What we seal
- Leaking tray & enclosure joints

Hillway questions
Can you help a landlord with a rental near Brading station?

Is Hillway within the area you cover?
Yes, Hillway is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Can you strip sealant from an acrylic tray safely?
Yes. We avoid heavy scraping and use the right cleaner for each surface.
Is remedial work guaranteed?
Yes. Our one-year guarantee covers the work.
Where is Mr Mastic based?
Our base is in Crawley, and we work across South East England, London and Scotland.
How long does the work take?
A little longer than a standard reseal. Most jobs take a few hours, and we confirm the time with your quote.
What do you need from me for a quote?
A short description and the location, plus photos if you have them. We will ask anything else we need to know.
Aftercare tips
So the new joints stay in good condition:
- Never fill a movement joint with mortar or grout
- Look for stains below bathrooms now and then
- Use a soft cloth, not a scourer, on silicone
- Always have old sealant cut out, not covered
If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start.
Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.
Why deal with it now?
Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. In a small place like Hillway, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

Surface by surface
Movement & expansion joints
Movement joints in floors, walls and façades need a flexible sealant set to the right depth. We remove the failed sealant, fit backing and reseal with a low-modulus product.
Windows & doors
Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.
When to call us in Hillway
A lot of failed joints have been sealed over rather than replaced. New silicone can’t stick to the old bead, so the new layer peels, and damp and mould settle between them.
Signs it’s time to call us include:
- Decorators’ caulk around a bath or shower
- Sealant peeling off a dusty or damp surface
- Floor or wall movement joints that have failed
- Dark patches showing through the sealant
For site and facilities teams at buildings such as Bembridge Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

The process
There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes a few hours for a typical bath or shower, longer where several layers have been applied in most cases. Somewhere as small as Hillway, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by checking the joint for movement, leaks and the reason it failed.
- All the old sealant comes out, including any layers underneath.
- We clean the joint, treat any mould and let it dry.
- We use the right backing and sealant for any joint that moves.
- Finally we finish the joint and talk you through what we found.
Getting ready for the visit
- Clear the area around the work
- Mention any tricky access
- Tell us about any water getting in
