Window Mastic across Wokingham

About window mastic in Wokingham

The new joint doesn’t have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Typical jobs include a bead that doesn’t match the frame and draughts coming in around windows and doors, across window sills, uPVC windows and patio & French doors.

The work is kept neat and contained to the area we’re working on, so you can get on with your day. The job generally takes a few hours for a handful of frames, longer for a whole house, and we explain the cure time before we leave.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Frames and weather across Wokingham

Across Wokingham, from Reading, Woodley and Earley outwards, frames range from older timber to modern uPVC and aluminium. Each needs the right sealant, and every joint wears out eventually.

The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across Wokingham is planned around the weather.

Reading: Rented homes near Reading West station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. For site and facilities teams at buildings such as Coley Primary School, its window and door frames need their mastic kept sound, just like a home’s.

What affects the cost of window mastic

Call for a quick quote. The main things that affect it are:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • Any working-time requirements on site

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • Roughly how big the job is
  • Whether it’s a home or a business

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you are ready, phone 0345 464 0079 or send us an email.

Signs you need window mastic

Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

It’s worth asking for a quote if you see:

  • Cracked or shrunken mastic around the frame
  • White mastic on grey or black frames
  • Rushed sealant from a window installation
  • Rain getting in at the frame or under the sill

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Aftercare tips

So the new joints stay in good condition:

  • Keep solvents and bleach off the sealant
  • Air rooms to keep condensation down around windows
  • Keep paint and stain on wooden frames in good order
  • Avoid blasting the frames with a pressure washer

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Questions from Wokingham

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Do you have sealant for grey or black windows?

Normally, yes. Mention the frame colour when you ask for a quote and we’ll use the nearest match.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
