Different surfaces, different methods

Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

Composite doors

Front doors take the weather head on. Those corners get the most care.

Window mastic in Holme Green, done properly

Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. If you have water coming in at the bottom corners of a door and sealant in the wrong colour for the frame, we can help, on patio & French doors, window sills and timber windows & doors alike.

Around Holme Green, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

You are covered for a year from the day we finish. If anything isn’t right with it, phone 0345 464 0079 or drop us an email.

Frames and glazing around Holme Green

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you look after a building such as Floreat Montague Park Primary School, larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Wokingham station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. In the older streets around St Sebastian's Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

Leave it or put it right?

If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly. Older cottages and farmhouses around Holme Green can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

FAQs for Holme Green

Will you come out to Holme Green?

Yes, Holme Green is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Wokingham station?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.

Can you do the inside joint as well?

Yes, we do both. Inside, the joint between frame and plaster is sealed neatly.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Is the work guaranteed?

Yes. Our one-year guarantee covers every job, inside or out.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a morning for a couple of windows and a door and we leave things clean and tidy. Somewhere as small as Holme Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention any leaks or damp you’ve noticed
  • For business premises, tell us about site rules or sign-in

Advice

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Landlords and agents in Holme Green can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Avoid blasting the frames with a pressure washer
  • Repaint timber before it’s bare
  • Keep paint off silicone joints
  • Air rooms to keep condensation down around windows

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.
