Window mastic in Shurlock Row
A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on composite doors, window sills and patio & French doors, and common reasons people get in touch are leaking joints at the ends of sills and mastic that’s falling out in pieces.
Somewhere as small as Shurlock Row, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.
The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Walk round the house once a year and look at the joints
- Keep paint and stain on wooden frames in good order
- Do not use solvent cleaners on the joint
- Wipe condensation off the frames
Silicone cannot generally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.
What happens on the day
At the end, we look at the finished work together. The visit itself generally takes a few hours for a few frames, or a day or more for a whole house, depending on how much there is to do. For a village or hamlet like Shurlock Row, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We check each frame and agree which ones need doing.
- Next the failed sealant is cut away and the joint cleaned.
- Where gaps are deep, backing rod goes in first.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- We clear up and check every joint is fully closed.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us if parking is tricky

Window sills
Sills catch the water running down the glass, so the joints at each end and underneath matter. Each is cleaned out and resealed.
uPVC windows
We clean the frame edge carefully so the plastic is not marked, then the sealant goes in between frame and wall.
Do you need window mastic in Shurlock Row?
A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.
These are the problems we are asked about most:
- Hard, cracked sealant around windows
- Rushed sealant from a window installation
- Whistling draughts around closed windows
- Rain getting in at the frame or under the sill
Letting a property close to Twyford station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What happens if it’s left?
Running fresh sealant over the old joint is tempting, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. Older cottages and farmhouses around Shurlock Row can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
