Trusted window mastic in Warren Row

The process

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours for a handful of frames, longer for a whole house. In a small place like Warren Row, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Window mastic in Warren Row, done properly

The new joint does not have to be white. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. We work on uPVC windows, composite doors and timber windows & doors, and people most often call us about a bead that doesn’t match the frame and rain getting in at the frame or under the sill.

Somewhere as small as Warren Row, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

Every job is covered by a one-year guarantee, wherever you are in Wokingham.

Common questions in Warren Row

Can you help a landlord with a rental near Shiplake station?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Do you cover Warren Row for window mastic?

Yes, Warren Row is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear quote.

Where are you based?

Mr Mastic is based in Crawley. We cover Warren Row and the rest of Wokingham, along with the rest of our area.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Can new window sealant be painted?

That depends on the product. Some hybrid sealants can be painted; silicone cannot. Tell us if you are decorating and we will choose accordingly.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.

How long will my window job take?

A handful of frames is a short visit, while a whole house takes longer. You will get a timescale with the quote.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Draughts through the window seals rather than the frame
  • A sash or casement that will not close properly
  • Condensation trapped between the panes

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly.

What we seal

  • Aluminium frames
  • Composite doors
  • Timber windows & doors
  • uPVC windows
  • Patio & French doors
  • Window sills

How to look after the new joints

So the new joints stay in good condition:

  • Clear any debris from frame drain holes
  • Don’t paint over the silicone
  • Keep jet washers away from the mastic
  • Check the mastic once a year

Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

Why it’s worth doing now in Warren Row

Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we’ll say so. Where a wall is exposed, as many are in small places like Warren Row, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Why Warren Row clients choose us

  • Old sealant always removed completely

  • Over 20 years’ experience

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

How the job changes by surface

Patio & French doors

Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

uPVC windows

uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.

Window mastic in Warren Row: local notes

Historic houses like Harleyford Manor (about 2.4 miles north) are a reminder that the area around Warren Row has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For an older house near a landmark such as St Paul's Mission Church, the joint between an old wall and a newer frame is generally the first place rain gets in. Schools such as Knowl Hill Church of England Primary Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Shiplake station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
