Mastic and sealant work in Glasgow
Glasgow is a tenement city, and tenement living puts sealant under pressure. We cover Glasgow and the towns around it for bath and shower resealing, kitchen sealing, window and door mastic, traditional sand mastic and external joints, for homeowners, landlords and businesses.
Whatever the job, we start by removing the old sealant completely. New silicone won’t bond to old, so sealing over the top only traps water and mould. Once the joint is clean and dry, we lay a single, neat bead of the right product.
Red and blond sandstone tenements
Glasgow’s tenements were built in red and blond sandstone, and they still house a large share of the city. You’ll find them in the West End, Partick, Dennistoun, Govanhill, Shawlands and across the South Side. Blond sandstone was used for many of the earlier Victorian tenements, and red sandstone for many of those built later.
Most tenement flats share walls and floors with their neighbours. A bath or shower seal that has failed can let water soak through the floor and stain the ceiling below, and the first you hear of it may be a knock at the door. We reseal baths with the bath filled first, use flexible anti-fungal silicone that can move with old timber floors and check tray and enclosure corners carefully.
Sash and case windows remain common in older flats, and many others have been replaced with uPVC. Around original timber boxes set into stone, sand mastic is the traditional pointing. Around replacement frames, a modern flexible sealant is the better fit. We’ll look at what you have and recommend the right one; our guide on mastic on granite and sandstone explains the choice.

West of Scotland rain and soft water
The west of Scotland is wetter than the east, and Glasgow gets plenty of rain. External mastic around windows and doors spends much of the year wet, and sandstone around frames holds moisture. Once a joint cracks, water can get behind the frame and into the wall. We cut back to sound stone, use backing rod where gaps are deep and seal with a neutral-cure, weatherproof sealant.
Scottish Water supplies Glasgow, and the water is soft, so limescale is not the issue it is in the South East. Condensation is. Some tenement bathrooms have no window and rely on an extractor fan, and if the fan is weak, damp sits on the sealant and mould grows into it. A new anti-fungal bead helps, but good ventilation helps more. Read why bathroom sealant goes mouldy.
Factors, landlords, students and hotels
With the University of Glasgow, the University of Strathclyde and Glasgow Caledonian University, the city has a big student population and a large private rented sector. Landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping the home wind and water tight, so failed window mastic and leaking shower seals need putting right. We reseal between tenancies and can quote for several flats at once.
Hotels, serviced apartments and offices in the city centre have washrooms that get heavy use. We can work room by room and arrange out-of-hours working for commercial jobs. In tenements, common repairs are often organised by a property factor, and we’re happy to quote for factors and owners as well as individual flats. A clear written quote makes it easier for owners to agree a shared repair.

Questions from Glasgow
Do you reseal baths in tenement flats in Glasgow?
Yes. We cut out the old sealant, dry the joint, fill the bath and reseal with anti-fungal silicone, checking every corner. Filling the bath first matters on old timber floors, because the bead is laid with the bath at its heaviest.
Are you a Glasgow firm?
We’re based in Crawley and cover all of Scotland, including Glasgow. Tell us your postcode and the job, and we’ll give you a clear quote.
Can you repoint sash and case windows with sand mastic?
Yes. We rake out failed pointing and repoint with traditional burnt sand mastic.
Why does my bathroom sealant keep going black?
In Glasgow it’s usually condensation rather than hard water. Mould grows into the silicone, so the lasting fix is to cut it out, treat the joint, reseal and improve ventilation.
Do you work for property factors?
Yes. We’re happy to quote for factors and landlords as well as homeowners, whether it’s one flat or several in the same building.
Will new window mastic help with the Repairing Standard?
Sound window mastic helps keep a home wind and water tight, which the Repairing Standard requires. We can reseal frames as part of getting a flat ready to let.
Can you work in a hotel or office outside normal hours?
Out-of-hours working can be arranged for commercial jobs.
Is the work guaranteed?
Yes. Every job carries our one-year guarantee.
