Regrouting for Glamis homes and businesses

Regrouting for homes and businesses in Glamis

If you’ve been scrubbing grout that won’t come clean, the discolouration has normally soaked into the grout. New grout is the fix that lasts and you can pick a different colour while you are at it. We work on bathroom floors, kitchen splashbacks and wet rooms, and common reasons people get in touch are corners filled with grout instead of silicone and grout that stays dark however much it’s cleaned.

A bathroom in a place like Glamis gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Damaged tiles that need replacing
  • Tiles that are loose or hollow behind

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Landlord and commercial work in Glamis

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

Why act early in Glamis

It’s tempting to fill a few cracks yourself, but the patches often don’t match and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Why us?

  • A 12-month guarantee on all work
  • More than 20 years in sealant work
  • We never seal over old sealant
  • ARBOMaster approved applicator

Regrouting around Glamis

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Homes close to St Fergus's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Questions from Glamis

Is regrouting in Glamis guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Do you cover smaller places like Glamis?

Yes, Glamis is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How long should I wait before showering?

You will get a clear time from us before we go. The grout and sealant both need to cure before the shower is used.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Where are you based?

We are a Crawley-based firm. We work across South East England, London and Scotland.

Can tenants book the work?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Do you reseal at the same time?

We usually do. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes a few hours for a shower enclosure, longer for a whole room for a typical job. Outdoor work around Glamis depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Mention if the joints have been sealed before
  • Keep children and pets away from the work area

Advice

When to call us in Glamis

Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard can wash out within a few years.

These are the problems we’re asked about most:

  • Dirty, worn grout on a tiled floor
  • Stained grout that cleaning won’t shift
  • Gaps where the shower grout has gone
  • Cracked or crumbling grout lines

Around Glamis, as everywhere, regrouting is only as good as the preparation behind it.

Questions to ask before booking

  • How the joint is cleaned and prepared
  • Whether you can choose the colour
  • What happens if the job turns out different
  • What the cure time is

  • How easy the joints are to reach
  • Any mould that needs treating

  • If it’s domestic, commercial or a hotel
  • Roughly how big the job is
