Regrouting in Inverarity, Angus
Our applicators work in Inverarity on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Splashback grout that has darkened
- Grout that’s cracking and breaking up
- Grout in a colour the owner wants to change
How we handle regrouting in Inverarity
Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. Some jobs are a whole room, or just the area that has failed. Either way, tiled areas in Inverarity are handled the same careful way. If you’re dealing with kitchen splashback grout stained by grease and shower grout that has worn away, we can help, whatever the surface.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
All our work comes with a one-year guarantee, wherever you are in Angus.

Inverarity questions
Can you do regrouting in Inverarity?
Yes. We work across all of Scotland, and Inverarity is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
What guarantee comes with regrouting in Inverarity?
Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Can landlords and businesses book you?
Yes, regularly. We can quote for several properties at once.
Do you reseal at the same time?
We generally do. Fresh grout next to old, mouldy silicone would look odd and could still leak.
Is regrouting a chance to pick a new grout colour?
Yes, regrouting is the time to do it. Tell us the colour you’d like when you ask for a quote.
Do you grout the corners?
We seal corners with silicone. They flex and grout can’t take that movement.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and we will quote it together.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little.

How the job changes by surface
Bathroom floors
Grout on a floor is walked on as well as wetted. It wears and darkens over time.
Corners and edges
Where tiles meet a bath, tray or worktop, the joint is sealed. Grout there would crack.
Inverarity homes and their sealant
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In the older streets around Inverarity Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What we are called out for in Inverarity
Soap scum and limescale build up on grout and stick to it. The grout beneath can stain and weaken, and at that point, new grout is the better answer.
Keep an eye out for any of the following:
- Grout stained black or orange that won’t clean
- Dirty, worn grout on a tiled floor
- Grout in corners that has cracked
- Grout that makes sound tiles look old
Around Inverarity, as everywhere, regrouting is only as good as the preparation behind it.

- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.

How we quote for regrouting
Every job gets its own quote. This is what makes a difference:
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
- The size of the job
- Access and height
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
What to tell us for a quote
Photos by email are helpful but not essential. Try to tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
- Roughly how big the job is
- Any access issues, like height or stairs
For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work.
Why deal with it now?
Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away. Removing the old grout to an even depth lets the new grout key in properly. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Why Inverarity clients choose us
- Over 20 years’ experience
- We are fully insured
- Tidy, careful work
- Any old sealant cut out fully, not covered over
Take a look at our cost guide or customer reviews.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Open a window or run the fan to clear steam
- Check the corner silicone every few months
- Skip wire brushes and scourers
- Use gentle cleaners on grout
If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and lets water in.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
