About our sand mastic in Glamis

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s made from sand and a linseed-oil-based binder and built up by hand. On older homes, it suits the building far better than silicone. If you have a silicone bead on a sash window that spoils the look and patchy fillers round a sash window, we can put it right, on period & listed homes, stone surrounds and brick reveals alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Whatever the size of the job, you get the same one-year guarantee.

What happens on the day

There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes anything from a few hours to a full day, depending on how many windows in most cases. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises
  • Clear the area around the work

What affects the cost of sand mastic

The quote reflects the job in front of us. We look at:

  • How many rooms, windows or areas are involved
  • The product the joint needs
  • How easy the joints are to reach
  • The number and length of the joints

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

There’s no need for technical detail. Just tell us:

  • The problem you’ve noticed
  • Roughly how big the job is
  • How we’d reach the joints
  • Where the property is

Getting a quote is simple: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we will take it from there.

Common questions in Glamis

Do you cover Glamis for sand mastic?

Yes, Glamis is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Is there a guarantee on sand mastic in Glamis?

All our work, in Glamis and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

What is sand mastic?

It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and finished to sit neatly against the masonry.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Can I paint the new mastic?

The usual advice is to leave sand mastic unpainted. If you are redecorating the window, ask us first and we’ll talk you through it.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Leave it or put it right?

Cement-based fillers and modern sealants do not always suit a period surround. Sand mastic matches what was there, which can matter on listed and conservation-area homes. Around Glamis, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Do you need sand mastic in Glamis?

Sand mastic slowly weathers. It dries out, cracks and loses its grip from the frame or the masonry.

It’s worth asking for a quote if you see:

  • Cracked mastic round a front door frame
  • Gaps where the frame meets the masonry
  • Window mastic to renew ahead of painting
  • Modern sealant on a period surround

Around Glamis, as everywhere, sand mastic is only as good as the preparation behind it.

What your quote should include

  • How hidden problems are handled
  • Whether they seal over old material or remove it
  • When the joint can take water or movement
  • Are they insured?

Our hiring checklist

Looking after it afterwards

After the cure time, these simple habits help:

  • Leave the new mastic unpainted
  • Ask a joiner to look at soft timber first
  • Sort the mastic before the decorators arrive
  • Avoid heavy scraping on the mastic joint

Avoid sealing over the mastic with silicone. If anything cracks, get it looked at rather than patching it.

An open joint round the box lets weather through. Left, the gap tends to get bigger as more mastic falls out.

Different surfaces, different methods

Sash and case windows

The mastic round a sash window is on show so we finish it carefully.

Brick reveals

Loose mastic comes out and deep gaps are packed before the new mastic goes in.

Frames and glazing around Glamis

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Historic houses like Glamis Castle (about 0.9 miles north) are a reminder that the area around Glamis has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to St Fergus's Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
