About our floor joint sealing in Glamis
In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. We reseal them with a product chosen for the movement and the traffic. We work on wet room & bathroom floors, thresholds and commercial floors, and the jobs we see most are worn sealant at door thresholds and chipped and open joints in warehouse floors.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Each job carries a 12-month guarantee.

Glamis: your questions answered
Is there a guarantee on floor joint sealing in Glamis?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Do you cover Glamis for floor joint sealing?
Yes. We work across all of Scotland, and Glamis is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Do the sealants smell?
Some sealants have a smell while they cure. Opening a window helps.
How long does floor joint sealing take?
Typically it takes a morning or an afternoon for most homes. Bigger jobs take longer, and we’ll say how long yours will take.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Do you work on commercial floors?
Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Tell us what runs over the floor.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Common problems we fix in Glamis
Water and dirt collect in open floor joints. In wet areas, water runs into the gap at every clean.
Common reasons people contact us are:
- Concrete floor joints that have broken down
- Threshold joints that have opened or worn
- Rigid edge joints in tiled floors
- Caulk that has cracked where the floor moves
Around Glamis, as everywhere, floor joint sealing is only as good as the preparation behind it.
What to look for in a quote
- Which sealant they’ll use, and why
- Whether you can choose the colour
- Whether all the old sealant comes out first
- What happens if the job turns out different
What we do, step by step
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a few hours, depending on the length of joint, depending on how much there is to do. For a place like Glamis, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- The room is cleared along the joints so we can reach them.
- We take out the cracked caulk, grout or old sealant.
- Edges are cleaned and dried.
- A flexible sealant suited to the floor is applied and smooth it.
- We check the joints and explain the aftercare.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Clear the area around the work
- Mention if the joints have been sealed before
Getting a quote

Floor joint sealing around Glamis
Across Angus, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
Community buildings like St Fergus's Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

Honest limits
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Failed waterproofing under a wet room floor
- Structural movement or subsidence
- Tiles that have lifted or broken
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Mark off resealed joints in warehouses
- Use a well-wrung mop rather than flooding the floor
- Check the sealant is paintable before decorating
- Don’t slide heavy items over sealed joints
Silicone sealant is not made to take paint. If the joint will be painted, tell us beforehand so we use a paintable sealant.
Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. Resealing early keeps it out.
Why act early in Glamis
Caulk is quick and cheap, but it cracks where the joint moves or gets wet, so the gap reappears. A flexible sealant stretches instead. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.
