- A structure that flexes behind the tiles
- Leaks from pipes, valves or wastes (a plumber’s job)
- Cracked or broken tiles

Regrouting in Westmuir
We work across Westmuir, regrouting bathrooms, showers and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. We work on bathroom wall tiles, wet rooms and shower walls, and people most often call us about grout that’s cracking and breaking up and grout stained black or orange that won’t clean.
In and around a place like Westmuir, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.
We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

What we do, step by step
You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours, or longer for a fully tiled room in most cases. For a place like Westmuir, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Preparing for the visit
- Mention if the joints have been sealed before
- Keep children and pets away from the work area
- Move anything stored near the joints

Advice
What affects the quote in Westmuir
You will get a clear quote before we start. It’s based on:
- The number of rooms or windows
- The size of the job
- Any working-time requirements on site
- How easy the joints are to reach
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What to tell us for a quote
When you contact us, these details help:
- Any access issues, like height or stairs
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- The problem you’ve noticed
Every job is quoted individually, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
FAQs for Westmuir
Is Westmuir within the area you cover?
Yes, Westmuir is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you take on hotel work around Westmuir?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme.
Can you change the grout colour?
Yes. It’s the ideal time to change it. Mention the colour you have in mind when you drop us a line at info@mrmastic.co.uk.
What goes in the corners, grout or silicone?
Flexible sealant. Grout is for the joints between tiles and moving joints need sealant.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
What happens if it’s left?
If tiles are loose, regrouting alone isn’t the answer. We’ll tell you before we start so you know what’s involved. Where the tiles are sound, regrouting is far less disruptive than retiling. Around Westmuir, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
What you get with us

- Neat joints and a tidy finish

Westmuir homes and their sealant
There are hotels and other places to stay in and around Westmuir. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Whether the job is in Westmuir itself or nearby, the right material for each joint matters as much as a neat finish.

When to call us in Westmuir
Grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down, especially in a shower that’s used every day.
Most people get in touch when they notice one of these:
- Cracked or crumbling grout lines
- Cracked grout along the bath or tray
- Floor grout that has worn and darkened
- Old grout in a dated colour
Around Westmuir, as everywhere, regrouting is only as good as the preparation behind it.
Questions to ask before you book
- Which sealant they’ll use, and why
- What the cure time is
- How much experience the applicator has
- How long the guarantee is
Surface by surface
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It cannot fix waterproofing below the tiles.
Kitchen splashbacks
Splashback grout picks up grease and cooking stains. Stained grout is best replaced.
