How we handle new build mastic in Westmuir
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you’re still within the builder’s snagging or warranty period, tell them first and if that stalls, we can do it. We’re often asked to deal with joints pulling apart as timber shrinks and shower seals failing in the first year or two, across show homes, kitchens and bathrooms & en suites.
Work in a place like Westmuir is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Avoid running a DIY bead over the old one
- Record problems with dated photos
- Keep water off fresh sealant until it has cured
- Watch for new gaps as the house dries out
Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing.
Don’t let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you, so raise it early.

How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours in a single home. Somewhere like Westmuir may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each joint is checked for movement before work begins.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
- For business premises, tell us about site rules or sign-in

What happens if it’s left?
For developers, getting the sealant right first time saves return visits. Snagging visits for failed sealant cost time on every plot. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Surface by surface
Bathrooms and en suites
En suite seals are easy to miss on a snagging list until they leak. A proper reseal keeps water in the tray.
Plot handovers
Taking time over preparation reduces return visits. Dust from the build is removed first and prime where the product needs it.
What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Cracked trays, tiles or worktops
- Plumbing faults behind the sealant
- Your warranty claim itself, which is between you and the builder
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
How we quote for new build mastic
Jobs vary more than people expect. The main factors:
- The product the joint needs
- Access and height
- The size of the job
- How many areas need sealing
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.
What to tell us for a quote
When you contact us, it’s useful to know:
- Whether it has been sealed before
- Where the job is, and your postcode
- Photos by email, if that’s easy
- How many joints, rooms or windows are involved
If you’re in Westmuir and need new build mastic, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before we start.

Yes. Westmuir is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Yes, often. We can quote for several properties at once.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Can you work from my snagging list?

Can you do plot mastic on a new development?
Yes. We work through plots to your schedule ready for handover. Get in touch with the number of plots and the scope for a clear quote.
Who should fix failed sealant in a new build?
If you are still within the builder’s snagging or warranty period, report it to them first. If they’re slow or the fix doesn’t last, we can help.
