Mastic and sealant work in Dundee

Mastic and sealant work in Dundee

We cover Dundee and the surrounding area for bath and shower resealing, kitchen sealant, window and door mastic, sand mastic pointing and external joints. Whether it’s a tenement flat in the West End, a family home in Broughty Ferry or a student let near the universities, the work is done the same careful way.

All old sealant comes out, because new silicone won’t stick to old. The joint is cleaned, any mould is treated, and the new bead is chosen for the surface and the movement it has to handle. Inside, that is usually anti-fungal sanitary silicone; outside, a flexible weatherproof sealant set at the right depth.

Sandstone tenements and Victorian villas

Dundee grew rapidly in the 19th century on the jute trade, and much of the housing from that time still stands: sandstone tenements in the West End, Lochee, Stobswell and the Hilltown, and large villas in Broughty Ferry and on the slopes above the Tay. Many still have sash and case windows set into stone.

Tenements in Dundee share the same risk as those in Glasgow or Edinburgh. A failed seal around a bath or shower lets water into the floor, and it can reach the flat below. We reseal with the bath filled, use flexible anti-fungal silicone and pay close attention to shower tray corners and screen edges.

Around original timber windows in sandstone, traditional burnt sand mastic is often the right pointing, and our sand mastic page explains it. Post-war and newer homes across the city have uPVC frames whose mastic is now hard and cracked, and we replace it with a flexible, weatherproof sealant in a colour to suit the frame, using backing rod where the gap is deep.

Wind off the Tay and soft water

Dundee sits on the north shore of the Firth of Tay, and wind off the estuary and the North Sea drives rain at the city’s windows. Sandstone is porous and holds water, so a cracked joint around a frame lets moisture into the wall. We clean back to sound stone, use backing rod where needed and seal with a neutral-cure, weatherproof sealant. Our guide to Scotland’s weather and external mastic goes into more detail.

Scottish Water supplies Dundee, and the water is soft, so limescale is rarely the problem. Condensation is. In tenement bathrooms with small windows or none, damp sits on the sealant and mould grows into it. Good ventilation and anti-fungal silicone help most, along with wiping the joint dry after use. Mould that has grown into old silicone can’t be cleaned out, so it has to be cut out and replaced.

Students, landlords and the waterfront

The University of Dundee and Abertay University bring a large student population, much of it living in rented tenement flats and purpose-built halls. Shared bathrooms wear sealant out quickly. Landlords in Scotland must be registered and meet the Repairing Standard, and we help by resealing showers and windows between tenancies. We can quote for several flats at once.

The waterfront has changed a great deal around V&A Dundee, which opened in 2018. Hotels and offices across the city need washrooms and showers that stay sealed and look clean. We can work room by room and arrange out-of-hours working for commercial jobs, and we’ll give a clear quote for each room or for the whole building.

How it works

  1. Call or email. Tell us what needs doing, where it is and anything about access. Photos by email help.
  2. Get a clear quote. We give you a clear price before any work starts, and agree a date with you.
  3. Cut out and prepare. All the old sealant comes out, and the joints are cleaned, treated and dried.
  4. Seal and finish. The right sealant for each joint is applied and tooled to a neat, even finish.
  5. Cure and guarantee. We tell you when it can be used, and every job has our one-year guarantee.

Questions from Dundee

Do you cover Dundee and Broughty Ferry?

Yes. From our base in Crawley we cover all of Scotland, including Dundee, Broughty Ferry and the surrounding area.

Can you reseal a bath in a sandstone tenement?

Yes. We cut out the old sealant, dry the joint, fill the bath and reseal with anti-fungal silicone. Filling the bath first means the bead is laid with it at its heaviest, so it isn’t stretched the first time someone gets in.

Do you do sand mastic on sash and case windows?

Yes. We rake out failed pointing and repoint with traditional burnt sand mastic, which suits timber windows set into sandstone. Where windows have been replaced, we use a modern flexible sealant instead.

Water is coming through my ceiling from the flat above. Can you help?

If the leak is from the bath or shower seal upstairs, we can reseal it with the upstairs owner’s agreement. If it’s pipework, they’ll need a plumber.

Do you work for student landlords?

Yes. We reseal between tenancies, when the shower can be left to cure without anyone using it, and can quote for several flats at once.

Why does my tenement bathroom sealant go mouldy so fast?

Usually condensation and poor ventilation. Mould grows into silicone, so it has to be cut out and replaced, and better airflow helps the new bead last.

Can you work in hotels and offices out of hours?

Out-of-hours working can be arranged for commercial jobs.

Is your work guaranteed?

Yes. Every job comes with our one-year guarantee.
