About our floor joint sealing in Notting Dale

Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone. Typical jobs include caulk that has cracked where the floor moves and grout cracking in a straight line across a floor, across wet room & bathroom floors, skirting boards and commercial floors.

London homes range from new-build flats to period conversions with new floors laid over old boards. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement, in Notting Dale as anywhere.

Big or small, it’s backed by our 12-month guarantee.

When it is not the sealant

In fairness, there are a few things sealant will not fix:

  • Subfloor problems that need a flooring contractor
  • Loose, hollow or cracked tiles, which need a tiler
  • Water getting under the tiles from elsewhere

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.

Surfaces we seal

  • Thresholds
  • Concrete floor joints
  • Wet room & bathroom floors
  • Skirting boards
  • Tiled floors
  • Commercial floors

Different surfaces, different methods

Commercial floors

Commercial floors take more traffic than most homes. We talk through the traffic and choose a sealant suited to it.

Skirting boards

Skirting-to-floor joints are a regular job for us. The old caulk is removed first.

Quotes for floor joint sealing in Notting Dale

We quote each job individually. This is what makes a difference:

  • The product the joint needs
  • Any working-time requirements on site
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

To help us quote quickly, please include:

  • Any access issues, like height or stairs

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Why act early in Notting Dale

Filling a skirting gap with caulk looks fine at first, so the gap reappears. A flexible sealant stretches instead. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Notting Dale, the repair is bigger than the sealant job would have been.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, call 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

What you get with us

  • Any old sealant cut out fully, not covered over
  • A choice of colours where the product allows
  • Experience in homes, commercial sites and hotels
  • 20+ years of sealant experience

How the visit works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a few hours, depending on the length of joint in most cases. For a job in Notting Dale, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. We look at the gap and the floor type and agree the right sealant.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Mention any leaks or damp you’ve noticed
  • Clear items away from the joints we are working on

Advice

FAQs for Notting Dale

I let a flat near Shepherds Bush station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Is parking an issue for floor joint sealing in Notting Dale?

Parking in Notting Dale, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Can grout be replaced with sealant on a tiled floor?

Often, yes, where it suits the floor. We remove the grout and seal the line with flexible sealant.

Do you come to Notting Dale?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Notting Dale included.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

What should I tell you?

A short description and the location, with pictures by email if possible. If we need more, we will ask.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep floor cleaning water to a minimum at the edges
  • Have a cracking tiled floor checked before tiles break
  • Walk round the room once a year and look at the edges
  • Check the sealant is paintable before decorating

Keep off the joint for the time we give you. Feet are normally fine before mopping or wheeled traffic.

Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact and the floor safer.

Joints and finishes in Notting Dale homes

Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent.

For buildings such as Church of St Sava, floor and skirting joints in halls and kitchens wear like any others. As a London address, Notting Dale can be tricky for parking: let us know about parking bays, permits or a driveway. If you look after a building such as Thomas Jones Primary School, entrance and corridor floor joints take a lot of traffic.
