Floor joint sealing for White City homes and businesses

Floor joint sealing in White City

Every floor moves a little, so its edges need a joint that can flex. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. If you’re dealing with skirting that has pulled away from the floor and chipped and open joints in warehouse floors, we can put it right.

London homes range from new-build flats to period conversions with new floors laid over old boards. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement, in White City as anywhere.

You are covered for a year from the day we finish. If anything is not right with it, ring 0345 464 0079 or drop us an email.

What we do, step by step

At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a morning or an afternoon for most homes, depending on how much there is to do. In White City, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Move anything stored near the joints
  • Tell us about any previous sealing or DIY attempts
  • Mention any leaks or damp you’ve noticed

What we are called out for in White City

A floor laid tight to the walls has no room to move. As it expands, the edges lift or crack and joints fail.

If you can see any of these, it’s time to have the joints looked at:

  • Cracked grout where a tiled floor needs a movement joint
  • Rigid edge joints in tiled floors
  • Caulk that has cracked where the floor moves
  • Floor edges that trap water and grime

If you let a flat or house near Shepherds Bush station, gaps at skirtings and thresholds are worth sealing between tenancies.

Why deal with it now?

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. It’s a quick job to seal them now for most homes. In a flat in White City, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

What you get with us

  • Old sealant always removed completely
  • Full insurance on every job
  • White, clear, grey or another colour, product permitting
  • Anti-fungal sanitary silicone in wet areas

See our cost guide and our reviews.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

What floor joint sealing looks like in White City

Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that. Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent.

White City is in London, so parking needs planning: let us know about parking bays, permits or a driveway. For buildings such as St Michael and St George, joints in its floors, skirtings and thresholds need resealing as they wear.

Questions from White City

Can you help a landlord with a rental near Shepherds Bush station?

Yes. We work for landlords and agents as well as householders. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Can parking be tricky for a visit in White City?

Parking in White City, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

What should I tell you?

Tell us what needs doing and where. If we need more, we’ll ask.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Do you seal kitchen plinths to the floor?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone, colour-matched where it shows.

What affects the quote in White City

Your quote is based on your job. We look at:

  • Working hours on commercial sites
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or email us.

What to tell us for a quote

To make quoting easier, please include:

  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can
  • Roughly how big the job is

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear price.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Keep heavy wheels off new concrete joints until cured
  • Avoid caulk in bathrooms and kitchens
  • Do not paint over silicone
  • Get cracks along tile grout lines looked at early

Do not paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

What sealant work can’t fix

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Subfloor problems that need a flooring contractor
  • Movement too big for a sealant joint
  • Cracked or broken concrete slabs

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.
