Window Mastic in White City
Our applicators work in White City on mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Mastic that has split away from the wall
- Rain getting in at the frame or under the sill
- Whistling draughts around closed windows
About our window mastic in White City
Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that can’t flex, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We work on timber windows & doors, patio & French doors and window sills, and common reasons people get in touch are gaps left after new windows were fitted and draughty joints inside around the window.
Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What window mastic looks like in White City
With historic houses such as Leighton House (about 1.3 miles south-east) nearby, there’s older building stock in the area around White City as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
As a London address, White City can be tricky for parking: let us know about parking bays, permits or a driveway. For landlords with property near Shepherds Bush station, renewing tired window mastic between tenants heads off draught and damp complaints.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
What affects the quote in White City
Call for a quick quote. The main things that affect it are:
- The product the joint needs
- The size of the job
- Whether there’s mould to deal with
- Whether the work is at height
What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Where the job is, and your postcode
- The type of property
- The problem you’ve noticed
- The rough size of the job
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, phone 0345 464 0079 or send us an email.
How the visit works
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a morning for a couple of windows and a door. For a job in White City, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Mention any tricky access
- Where the joints are inside, avoid wetting them before we arrive
- Move anything stored near the joints
How to get a quote
We quote each job on its own. Simply phone 0345 464 0079 or email us and describe the job and send pictures if you have them.

Looking after it afterwards
Looking after new joints is easy:
- Don’t aim a pressure washer at the joints
- Wash the frames with mild soapy water
- Keep drainage slots and sill grooves clear
- Keep solvents and bleach off the sealant
Keep the new mastic undisturbed while it cures, for as long as we advise. Do not point a pressure washer at the joints.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
Questions from White City
Is White City in your area for window mastic?
Yes. Our work covers London and the South East, and White City is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.
Is parking an issue for window mastic in White City?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Can you do the inside joint as well?
Yes, we do both. Inside, the joint between frame and plaster is sealed neatly.
Do you guarantee window mastic?
Yes. All our work carries a 12-month guarantee, and we are fully insured.
Where do you work from?
Mr Mastic is based in Crawley. We cover White City and the rest of Greater London.
Are you fully insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
I’m a tenant. Can you help?
Of course. Check with your landlord; we can send the quote to them too.
What we are called out for in White City
Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. If the sealant cannot stretch, it splits.
If you can see any of these, it’s time to have the joints looked at:
- Mastic that has split away from the wall
- White mastic on grey or black frames
- Black, perished sealant on frames
- Gaps left after new windows were fitted
For an older house near a landmark such as St Michael and St George, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
What your quote should include
- What insurance they hold
- What the cure time is
- How the surfaces are prepared before sealing
- The length of the guarantee
What we can’t put right
We won’t take on work that will not last, so these are the limits:
- Damp problems in the wall away from the window
- Condensation trapped between the panes
- Rotten timber, which needs a joiner first
Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before you book.
Surfaces we seal
- Composite doors
- Timber windows & doors
- Aluminium frames
- Patio & French doors
- uPVC windows
- Window sills
What happens if it’s left?
Working on frames from a ladder with a sealant gun is not easy, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in White City.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
