Floor joint sealing in Kensal Town

What the job involves on each surface

Concrete floor joints

Sawn joints in concrete floors control where it cracks. They’re resealed with a product chosen for what runs over them.

Thresholds

Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and tool it flush.

Floor joint sealing in Kensal Town

Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out and stops dirt collecting. Typical jobs include open joints that fill with dirt and tiled floors with no room to move, on tiled floors, wet room & bathroom floors and commercial floors.

Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, while new homes need a neat, sound finish around frames, baths and kitchens before handover, in Kensal Town and beyond.

Every job is covered by our one-year guarantee.

Joints and finishes in Kensal Town homes

Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent. Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

Community buildings like St Thomas Kensal Town are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. Managing a site like St Thomas' CofE Primary School? Then floor and threshold joints in busy corridors wear quickly and are best resealed early.

How we quote for floor joint sealing

We do not publish a price list. What we look at:

  • Any mould that needs treating
  • Access and height
  • Any working-time requirements on site
  • The size of the job

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

What we need to know

To help us quote quickly, please include:

  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now
  • Where the job is, and your postcode
  • Roughly how big the job is

If you’re in Kensal Town and need floor joint sealing, call 0345 464 0079 or email us. Tell us what the problem is and where, and we’ll agree the price before any work begins.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Use a well-wrung mop rather than flooding the floor
  • Sweep along the edges of the floor
  • Don’t fill floor joints with caulk where they move or get wet
  • Keep heavy wheels off new concrete joints until cured

Check the joints after the first winter. If anything has opened, it’s easy to reseal before they spread.

In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.

Questions from Kensal Town

Do you work for landlords with property near Queens Park (London) station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Is Kensal Town in your area for floor joint sealing?

Yes, Kensal Town is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll give you a clear price.

Will I be able to paint over the new joint?

For painted skirting, we use a flexible product that can be painted. Silicone isn’t made to be painted, so we use it where the joint stays unpainted.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Can I choose the sealant colour?

We help you choose a colour that suits. The choice depends on the product the joint needs.

My floor grout keeps cracking in a line. Can you help?

Often, yes, where it suits the floor. We remove the grout and seal the line with flexible sealant.

Can you do several jobs on one visit?

Yes, we can. More than one area can be quoted together.

Is caulk good enough for skirting?

Only on dry joints that do not move. It splits once the floor shifts and the gap reopens. A flexible sealant lasts longer there.

How the visit works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours, depending on the length of joint, including the tidy-up. In Kensal Town, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor and tooled.
  5. We check the joints and explain the aftercare.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks

How to get a quote

Every job is quoted individually, so the first step is telling us about yours. Simply ring 0345 464 0079 or email us and describe the job.

Related advice

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Why deal with it now?

Putting new grout into a crack that keeps reappearing doesn’t last. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Kensal Town, the repair is bigger than a sealant job.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Why us?

  • Full insurance on every job
  • White, clear, grey or coloured to suit, where the product allows
  • ARBOMaster approved applicator
  • Old sealant always removed completely

Do you need floor joint sealing in Kensal Town?

Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. You will see a crack running along the grout, showing where a movement joint was needed.

Keep an eye out for any of the following:

  • Tiled floors with no room to move
  • Gaps between floors and kitchen plinths
  • Rigid edge joints in tiled floors
  • Threshold joints that have opened or worn

As a London address, Kensal Town can be tricky for parking: let us know about parking bays, permits or a driveway.

  • Whether all the old sealant comes out first
