North Kensington Floor Joint Sealing

Our applicators work in North Kensington on sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints. Old material cut out, joints cleaned and sealed neatly.

  • Caulk that has cracked where the floor moves
  • Concrete floor joints that have broken down
  • Threshold joints that have opened or worn

Need floor joint sealing in North Kensington?

Do you need floor joint sealing in North Kensington?

When a tiled floor has no movement joints, the grout takes the strain. You’ll see a crack running along the grout, where a flexible joint should have been.

Signs it’s time to call us include:

  • Skirting caulk that keeps splitting
  • Worn sealant at door thresholds
  • Perimeter joints in tiled floors filled with grout
  • Cracked grout where a tiled floor needs a movement joint

If you look after a church, hall or community building such as Dissenters' Chapel, floor and skirting joints in halls and kitchens wear like any others.

Questions to ask before booking

  • Which colour the sealant will be
  • How long to leave it before use
  • How long the guarantee is
  • Are they insured?

Choosing a sealant specialist

Floor joint sealing in North Kensington, done properly

Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. If you have open joints that fill with dirt and threshold joints that have opened or worn, we can put it right.

London homes range from new-build flats to period conversions with new floors laid over old boards. Every joint between floor, skirting and threshold has to cope with some movement, in North Kensington as anywhere.

We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Vacuum floor joints regularly to stop grit building up
  • Check the sealant is paintable before decorating
  • Do not fill floor joints with caulk where they move or get wet
  • Lift furniture rather than dragging it across joints

Follow the cure time before walking on or cleaning the joint. Light foot traffic is generally fine sooner than wet cleaning or wheels so we’ll give you each time.

Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the floor safer.

The process

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a morning or an afternoon for most homes. In a London area like North Kensington, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Keep children and pets away from the work area
  • Tell us about any water getting in
  • Mention any parking rules near the property

  • A tiled floor that needs relaying
  • Movement too big for a sealant joint

Questions from North Kensington

Can you do floor joint sealing in North Kensington?

Yes. Our work covers London and the South East, and North Kensington is part of that. Just call 0345 464 0079 or send us an email with a few details of the job.

Do you work for landlords with property near Kensal Green station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Do you seal warehouse floor joints?

Yes. Concrete floor joints in warehouses and units are part of our work. The product is chosen for the traffic the floor takes.

Why not just use caulk?

Caulk works on still, dry joints, but it splits where the joint moves or gets wet. We use a flexible sealant for most skirting and floor joints.

Will I be able to paint over the new joint?

On joints you want to paint, yes. Silicone doesn’t take paint, so tell us your plans.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

How much does floor joint sealing cost in North Kensington?

It depends on the job, so we quote each one individually. For a quick quote, ring 0345 464 0079 or email us with a short description of the job.

Different surfaces, different methods

Skirting boards

On painted skirting, we can use a flexible sealant that takes paint. In wet rooms and kitchens, silicone is generally better.

Thresholds

Where a tiled floor meets timber or carpet, the joint takes movement from both sides. A flexible sealant bridges them.

How we quote for floor joint sealing

The price is agreed before any work begins. It takes into account:

  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • Any working-time requirements on site

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Helping us quote

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • If someone has resealed it before
  • Any access issues, like height or stairs

Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What floor joint sealing looks like in North Kensington

Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent. Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

As a London address, North Kensington can be tricky for parking: let us know about parking bays, permits or a driveway. If you look after a building such as Barlby Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
