Floor joint sealing near College Park

College Park: your questions answered

Do you work for landlords with property near Willesden Junction station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Is parking a problem for a job in College Park?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Are you insured?

Yes. Full insurance covers our work.

My floor grout keeps cracking in a line. Can you help?

In many cases, yes. We replace the grout along a suitable line with flexible sealant coloured to suit. If tiles are loose, that needs fixing first.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you come to College Park?

Yes, we do. College Park is part of the area we cover, and the service is the same as everywhere else.

Floor joint sealing for homes and businesses in College Park

Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is generally the better choice, which isn’t made to be painted. We’re often asked to deal with rigid edge joints in tiled floors and cracked grout where a tiled floor needs a movement joint, on wet room & bathroom floors, commercial floors and tiled floors.

From brand-new flats to converted terraces with new flooring, London has every kind of floor. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement.

Every job comes with a 12-month guarantee.

Surface by surface

Concrete floor joints

Old filler, dust and debris are cleaned out of the joint, vacuuming them clean. Backing goes in where the depth needs controlling.

Skirting boards

Skirting gaps are one of the most common floor joints we seal. The old caulk is removed first so the bead sits on a clean surface.

The process

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a morning or an afternoon for most homes. In a London area like College Park, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. We take out the cracked caulk, grout or old sealant.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor and smooth it.
  5. Finally, we check the work and talk you through aftercare.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property

When to call us in College Park

A new floor or screed shrinks and settles as it dries. Gaps at the edges appear in the first year or so, and rigid fillers crack.

The problems people normally mention when they call are:

  • Gaps opening between the floor and skirting
  • Grout used at the floor edge instead of sealant
  • Floor edges that trap water and grime
  • Worn sealant at door thresholds

If you look after a building such as Kenmont Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

What floor joint sealing looks like in College Park

Much of London’s new housing is flats in larger developments, where snags may need reporting through the developer or the managing agent. Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.

Letting a property close to Willesden Junction station? Then gaps at skirtings and thresholds are worth sealing between tenancies. For buildings such as Saint Mark's, joints in its floors, skirtings and thresholds need resealing as they wear.

What affects the cost of floor joint sealing

Every job gets its own quote. These are the things that affect it:

  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • When we can work, for business premises

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • If someone has resealed it before
  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Honest limits

A few problems are outside what sealant work can do:

  • Structural movement or subsidence
  • Water getting under the tiles from elsewhere
  • Tiles that have lifted or broken

If in doubt, call 0345 464 0079 or email us and we will say what we think.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Lift furniture rather than dragging it across joints
  • Mark off resealed joints in warehouses
  • Keep floor cleaning water to a minimum at the edges
  • Don’t fill floor joints with caulk where they move or get wet

Keep heavy traffic off resealed concrete joints for the cure time we give you. Mark the area off so drivers avoid it while it cures.

Sealing a gap while it’s small is a quick job. Ignored, they fill with dirt and open further over time.
