Regrouting around Whitelees
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
For site and facilities teams at buildings such as Abronhill High School, we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Cumbernauld station? Then a regrout while the flat is empty is quicker than working around a tenant.
Whitelees is about 2 miles north-east of Cumbernauld, in North Lanarkshire. Our applicators cover regrouting for homeowners, landlords and businesses in Whitelees and the surrounding area. 89 places in North Lanarkshire are on our list. Our Glasgow page covers work nearby, about 15 miles away.

About our regrouting in Whitelees
Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. Typical jobs include greasy, stained grout behind the hob and floor grout that won’t come clean, on bathroom wall tiles, kitchen splashbacks and shower walls.
For a place like Whitelees, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Whatever the size of the job, it’s backed by our one-year guarantee.

All about regrouting
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Whitelees questions
Do you work for hotels and guest houses in Whitelees?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Will you come out to Whitelees?
Yes. Whitelees is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and you’ll get one quote.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Should corners be grouted or sealed?
Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
How much does regrouting cost in Whitelees?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
Looking after it afterwards
After the cure time, these simple habits help:
- Rinse soap off the tiles after each shower
- Use a squeegee on the tiles after showering
- Stick to mild products for cleaning grout
- Skip wire brushes and scourers
Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time, long before the grout does.
If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.
What sealant work cannot fix
New sealant can’t fix everything, and we’ll tell you before we start. Sealant will not put right:
- Leaks from pipes, valves or wastes (a plumber’s job)
- Cracked or broken tiles
- A structure that flexes behind the tiles
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
Joints and surfaces we work on
- Bathroom wall tiles
- Bathroom floors
- Wet rooms
- Tiled floors
- Kitchen splashbacks
- Shower walls
How it works
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before work begins. The work usually takes a few hours for a shower enclosure, longer for a whole room. For a place like Whitelees, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- Corners and edges are resealed with flexible silicone, not grout.
Preparing for the visit
- Let us know about earlier repairs to the joints
- On commercial sites, let us know about site rules
- Clear items away from the joints we’re working on

How the job changes by surface
Kitchen splashbacks
We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.
Bathroom wall tiles
Tiles away from the shower stay drier but still stain and crack. Regrouting brings them back in line.
How we quote for regrouting
You will get a clear quote before any work starts. It takes into account:
- How much there is to do
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
- The product the joint needs
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved.
Leave it or put it right?
Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, and then you’re looking at retiling. Dealing with it now keeps it small. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.
