Whitelees questions
Can you help a landlord with a rental near Cumbernauld station?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Will you come out to Whitelees?
Yes, Whitelees is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
Can you replace a misted double-glazed unit?
No, our work is the silicone. A glazier replaces glass and units.
Glazing silicone for homes and businesses in Whitelees
Our work covers conservatory joints, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. Each joint is cut out, cleaned and resealed. If you have stained, discoloured glazing silicone and split or lifting silicone on glass, we can put it right, on rooflights, glass-to-glass joints and shower screens alike.
Mastic can only go onto a dry joint, so outside work in Whitelees depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
Big or small, it’s backed by our 12-month guarantee in Whitelees and across North Lanarkshire.

What affects the quote in Whitelees
For a quick quote, just ask. What matters most is:
- How easy the joints are to reach
- The type of sealant required
- The old material and how stubborn it is
- Any working-time requirements on site
What you pay reflects the work, not guesswork. That’s why we ask about the job first.
Helping us quote
You don’t need to know the technical terms. Just tell us:
- The problem you’ve noticed
- How many joints, rooms or windows are involved
- Photos by email, if that’s easy
- Whether it has been sealed before
We quote each job on its own, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details, and photos are welcome.

When to call us in Whitelees
Shower screen silicone gets wet every day. Mould grows into the bead and the joint starts to lift.
Any of these means the joints need attention:
- A quick top-up bead that didn’t last
- Split or lifting silicone on glass
- Stained, discoloured glazing silicone
- Leaks where conservatory glass meets the frame
For landlords with property near Cumbernauld station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
Comparing quotes
- How much experience the applicator has
- Whether they’re fully insured
- Is VAT in the price?
- Whether you can choose the colour
Glazing silicone in Whitelees: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For site and facilities teams at buildings such as Abronhill High School, its window and door frames need their mastic kept sound, just like a home’s.

What happens if it’s left?
Replacing a conservatory roof is major work. Where the water is getting in through sealant renewing the joint is the simpler fix. If it’s the roof itself, we’ll tell you. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

How it works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a few hours, depending on how many joints need doing, depending on how much there is to do. Outdoor work around Whitelees depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We find where water is getting in and check whether it’s a sealant joint.
- We cut out the failed silicone, taking care of the glass and frame.
- The glass and frame are cleaned and degreased.
- New glazing silicone goes in and is tooled to a neat finish.
- We look over every joint and, where we can, test it with water.
Getting ready for the visit
- Mention any tricky access
- Mention any sign-in or site rules at work premises
