Kiltarlity homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Around Kiltarlity, as everywhere, regrouting is only as good as the preparation behind it.

Regrouting in Kiltarlity
Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. Some jobs are a whole room, others just the shower. Whatever the size, the method stays the same. We work on shower walls, kitchen splashbacks and bathroom wall tiles, and common reasons people get in touch are grout in a colour the owner wants to change and grout stained black or orange that won’t clean.
A bathroom in a place like Kiltarlity gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Do not use strong acidic cleaners on grout
- Don’t ignore a tile that feels loose
- Keep an eye on the silicone along the edges
- Rinse the tiles after showering
Use a gentle cleaner on the grout with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.
Cracked grout does not stay cracked for long. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.
Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
What the job involves on each surface
Kitchen splashbacks
Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.
Shower walls
Shower walls get wet every day, so grout there works hardest. It’s often the first place grout washes out.
Landlords, agents and businesses in Kiltarlity
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Honest limits
We will not take on work that will not last, so here’s what sealant can’t put right:
- Loose tiles, which need refixing first
- A floor or wall that keeps moving
- A leaking shower valve or waste
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What happens on the day
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to a full day, depending on the area. Outside jobs in Kiltarlity need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- The joints are vacuumed and cleaned.
- New grout is worked into the joints and cleaned off the tile faces.
- We reseal the internal corners and edges with silicone.
How to prepare
- Mention any leaks or damp you’ve noticed
- Let us know about earlier repairs to the joints
- Try not to wet indoor joints just before the visit

Advice
Questions from Kiltarlity
Is Kiltarlity in your area for regrouting?
Yes. We work across all of Scotland, and Kiltarlity is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Do you cover smaller places like Kiltarlity?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is regrouting a chance to pick a new grout colour?
Yes, plenty of people choose to. Darker grout can hide marks and lighter grout gives a fresher look.
Should corners be grouted or sealed?
We use silicone in corners and along edges. Grout in those joints cracks as the building moves.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Can tenants book the work?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Common problems we fix in Kiltarlity
Strong cleaning products and hard scrubbing slowly erode grout. Bleach and acidic limescale removers can attack it over time, leaving the joints sunken and rough.
It’s worth asking for a quote if you see:
- Grout washed out of a shower
- Dirty, worn grout on a tiled floor
- Grout in a colour the owner wants to change
- Corners filled with grout instead of silicone
For landlords with property near Beauly station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.
