Regrouting in Cathcart

Why act early in Cathcart

Bleach can lighten stained grout for a while, but mould that has got into grout usually comes back. Replacing the grout and resealing the edges is a lasting fix. Wind-driven rain gets into any failed joint on the outside of a city building, and in Cathcart, damp can spread through stone and plaster before anyone sees it.

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

What you get with us

Regrouting for homes and businesses in Cathcart

Regrouting is generally paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. If you have grout that stays dark however much it’s cleaned and good tiles let down by tired grout, we can put it right.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A leaking wet room membrane
  • A floor or wall that keeps moving
  • Loose tiles, which need refixing first

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Bathroom floors
  • Tiled floors
  • Shower walls
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Wet rooms

Keeping the joints in good condition

Looking after new joints is easy:

  • Wipe or squeegee the shower walls
  • Clean grout with a mild bathroom cleaner
  • Rinse soap off the tiles after each shower
  • Keep harsh bleach and acid cleaners off the grout

Clean the grout with a mild bathroom cleaner and a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.

Questions from Cathcart

Do you work for hotels and guest houses in Cathcart?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

I let a flat near Cathcart station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

How long will you be here?

A typical job takes anything from a few hours to a full day, depending on the area. Your quote will say how long we expect yours to take.

Do the sealants smell?

Some sealants have a smell while they cure. Ventilation helps.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too in Cathcart and across Glasgow. Several sites can go on one quote, and we’re fully insured for the work.

How it works

On the day, we start by going over the job with you. We protect the surfaces around the joints before any work starts. The work usually takes a few hours for a shower enclosure, longer for a whole room. Parking in city streets around Cathcart can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. We vacuum the joints and clean out the dust.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. We reseal the internal corners and edges with silicone.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky

Different surfaces, different methods

Bathroom floors

Grout on a floor is walked on as well as wetted. It gets worn and dirty.

Wet rooms

Both the grout and the silicone in a wet room matter. We renew both.

Cathcart homes and their sealant

There are hotels and other places to stay in and around Cathcart. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Managing a site like Shawlands Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Cathcart station, stained grout drags a rental down, and regrouting between lets puts that right. Homes close to Cathcart South Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
