Regrouting near Muirend

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Regrouting in Muirend

Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. Our job is to rake it out and put new grout in, then reseal the corners and edges. We work on wet rooms, tiled floors and shower walls, and people most often call us about crumbling grout between the tiles and discoloured grout on otherwise sound tiles.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What happens if it’s left?

Bleach can lighten stained grout for a while, but mould that has got into grout usually comes back. Replacing the grout and resealing the edges is a lasting fix. In a tenement flat in Muirend, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

What regrouting looks like in Muirend

Glasgow has a lot of sandstone tenements, where most bathrooms sit above another flat. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In the older streets around Merrylea Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Muirend station? Then a regrout while the flat is empty is quicker than working around a tenant.

Muirend is about 3 miles south of Glasgow, in Glasgow. From the centre of Muirend to the outskirts, we cover regrouting for every kind of property. Our Glasgow coverage runs to 183 places, and Muirend is one of them.

We work across G43, G44 and G46 for regrouting and the streets around it. If you need regrouting at a property on Briar Road, Broom Road and Elrig Road or anywhere close by, our applicators can take on the job. How we quote for regrouting

Jobs vary more than people expect. What affects the quote:

  • The size of the job
  • The product the joint needs
  • Access and height
  • How many areas need sealing

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

Asking for a quote

When you contact us, it’s useful to know:

  • Roughly how big the job is
  • Where the property is
  • How we’d reach the joints
  • The problem you’ve noticed

Every job is quoted individually, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job, and pictures are welcome.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

What we do, step by step

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on the area. In a city area like Muirend, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

Before we arrive

  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear items away from the joints we’re working on

Looking after it afterwards

To keep the joints looking good and working properly:

  • Use a squeegee on the tiles after showering
  • Avoid neat bleach and strong acid descalers on grout
  • Clean grout with a mild bathroom cleaner
  • Get any tile that moves checked promptly

Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.

Fixing grout early is a small job. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.

Common problems we fix in Muirend

A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.

Signs it’s time to call us include:

  • A grout colour that no longer suits the room
  • Kitchen splashback grout stained by grease
  • Discoloured grout on otherwise sound tiles
  • Gaps where the shower grout has gone

If you look after a building such as Hillpark Secondary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What to look for in a quote

  • How long to leave it before use
  • What the quote includes, VAT included or not
  • How the joint is cleaned and prepared
  • What insurance they hold

10 questions to ask before booking

Common questions in Muirend

I let a flat near Muirend station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Can you do regrouting in Muirend?

Yes, Muirend is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Where is Mr Mastic based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

What goes in the corners, grout or silicone?

We use silicone in corners and along edges. Grout in those joints cracks as the building moves.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

How much does regrouting cost in Muirend?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.
