Regrouting for homes and businesses in Newlands

When grout stays dark however much you clean it, the stain is often in the grout itself. New grout is the fix that lasts, and it’s a chance to change the colour too. If you have dirty, worn grout on a tiled floor and crumbling grout between the tiles, we can help, whatever the surface.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath, and that’s as true in Newlands as anywhere in the city.

There’s a 12-month guarantee on every job, large or small.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Look at the sealant in the corners now and then
  • Rinse the tiles after showering
  • Keep harsh bleach and acid cleaners off the grout
  • Keep the fan on after showering

A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well to help it dry out.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Signs you need regrouting in Newlands

Soap scum and limescale build up on grout that is hard to shift. The grout beneath can stain and weaken, and at that point, new grout is the better answer.

The problems people usually mention when they call include:

  • Gaps where the shower grout has gone
  • Cracked or crumbling grout lines
  • Grout stained black or orange that won’t clean
  • Cracked grout along the bath or tray

Schools such as Hillpark Secondary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Quotes for regrouting in Newlands

There’s no set price list. The quote depends on:

  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • The product the joint needs
  • When we can work, for business premises

Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work

Every job is quoted individually, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job.

Regrouting around Newlands

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Homes close to Merrylea Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Langside station, a regrout while the flat is empty is quicker than working around a tenant.

What the job involves on each surface

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.

Shower walls

Most regrouting jobs include a shower. Gaps here let water get behind the tiling.

What happens on the day

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. The job normally takes anything from a few hours to a full day, depending on the area, and we explain the cure time before we leave. For a tenement in Newlands, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Before we arrive

  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work

Common questions in Newlands

Can you help a landlord with a rental near Langside station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

I’m in a tenement in Newlands. Could worn sealant affect the flat downstairs?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What goes in the corners, grout or silicone?

Flexible sealant. Grout belongs between the tiles and moving joints need sealant.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.
