New Build Mastic in Newlands
Our applicators work in Newlands on plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly.
- Skirting joints opening in the first winter
- Beads laid onto grit and dust from the build
- Cracked sealant around new window and door frames
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Do not wait for the house to settle if water is getting through
- Check bath and shower seals every few months as the house settles
- Avoid scourers and strong chemicals on sealant
- Resist patching a failed seal with a tube from the DIY shop
Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers to help keep mould away.
Don’t let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you.
New build mastic in Newlands, done properly
In a new home, every joint should have a clean, even bead. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. We work on skirting & floors, windows & doors and bathrooms & en suites, and the jobs we see most are gaps behind new kitchen upstands and skirting joints opening in the first winter.
In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. Those joints, and plot mastic for developers, are part of the work we cover in Newlands.
Each job carries a 12-month guarantee, whatever its size.

What new build mastic looks like in Newlands
The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
If you’ve bought a new home near Langside station, the sealant around baths, showers and frames is worth checking in the first year or two. Around Newlands, as everywhere, new build mastic is only as good as the preparation behind it.
Newlands is about 3 miles south of Glasgow, in Glasgow. Across the G43 area, our applicators can take on new build mastic. Across Glasgow, we cover 183 places, and Newlands is one of them.

What else we do in Newlands
For landlords and businesses
We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.
When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Cracked trays, tiles or worktops
- Cracking that points to a structural problem
- Disputes or warranty claims with your builder
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Your questions about new build mastic in Newlands
Is there a guarantee on new build mastic in Newlands?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Do you work for landlords with property near Langside station?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
How long does new build mastic take?
That depends on how much there is to do, but as a guide it takes a few hours in a single home. We’ll tell you when we quote.
Can you match the sealant colour to my new kitchen or bathroom?
The colour is chosen to suit the tiles, worktop or frame. Let us know your preference when you ask for a quote.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Who should fix failed sealant in a new build?
Start with the builder if you are in the snagging or warranty period. If it isn’t resolved, we can reseal it properly.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
What do you need from me for a quote?
A short description and the location. If we need more, we’ll ask.
What we do, step by step
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours in a single home. Parking in city streets around Newlands can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- First we work through your snagging list or plot schedule with you.
- Failed or untidy sealant is cut out completely.
- Each joint is cleaned of dust and grit, then primed if required.
- We apply a sealant that suits each joint and tool it to a neat finish.
- We check every joint and tell you how long each needs to cure.
Getting ready for the visit
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints
- For business premises, tell us about site rules or sign-in
How to get a quote
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work before giving you a price.

What the job involves on each surface
Kitchens
Worktops in new homes can move slightly as the house dries, which opens gaps along the back. We reseal them with a flexible sealant.
Show homes
We can refresh show-home sealant that has discoloured or been knocked. We cut it out and reseal neatly.
What affects the cost of new build mastic
The quote reflects the job in front of us. We look at:
- The number of rooms or windows
- When we can work, for business premises
- Any mould that needs treating
- How easy the joints are to reach
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
When you call or email, it’s useful to know:
- Roughly how big the job is
- The problem you’ve noticed
- Access, such as stairs, a lift or height
- Photos by email, if that is easy
There’s no standard price list, because every job is different. Instead, we give you a clear price for your job. To get started, drop us a line at info@mrmastic.co.uk.
