Gutter sealing for homes and businesses in Newlands

Sealant only bonds to a clean, dry joint. So the old sealant and grime come out first, then dry the joint before sealing. We work on gutter joints, gutter end caps and garage door frames, and common reasons people get in touch are earlier gutter repairs that have peeled off and wet patches on the wall under a gutter joint.

Alongside their tenements, Scotland’s cities have modern blocks with render, cladding and movement joints. In Newlands, those joints dry out over time and let water in behind the render or cladding.

Whatever the size of the job, you get the same 12-month guarantee in Newlands and across Glasgow.

The process

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take anything from an hour or two to a few hours. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Newlands, tell us the floor, how the door entry system works and where we can park nearby.

  1. First we trace the drip and check the gutter is not damaged.
  2. The old sealant and dirt are cleaned out of the joint.
  3. The joint is dried before sealing.
  4. We seal the joint with a sealant made for gutters.
  5. The gutter is checked and debris around the joints cleared.

How to prepare

  • Mention if the joints have been sealed before
  • Keep children and pets away from the work area
  • Mention any tricky access

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Keep downpipes clear
  • Have sagging gutters refixed early
  • Don’t lean ladders against the gutter itself
  • Look along the fascias for open joints

Keep the gutters clear of leaves and moss, so water drains away past the joints. Standing water strains every seal.

If an end cap is dripping, deal with it before winter. A winter of drips can lead to damp patches inside.

What the job involves on each surface

Gutter end caps

End caps take the pressure of water running along the gutter. When their seal fails, they drip.

uPVC fascias

Gaps in fascias spoil the roofline. Sealing them closes the gap.

Outside joints around Newlands

The west of Scotland is wetter than the east, which means gutter, fascia and roofline joints has to cope with a lot of rain. With historic houses such as Pollok House (about 1.6 miles north-west) nearby, there’s older building stock in the area around Newlands as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

Homes close to Merrylea Parish Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. Rented homes near Langside station change hands often, and leaking gutter joints on a rental are best caught before they stain the walls. Schools such as Hillpark Secondary School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Questions from Newlands

Do you cover Newlands for gutter sealing?

Yes, Newlands is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

How do repairs to the shared parts of a tenement in Newlands get organised?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not, and we can quote for the factor or the owners directly.

Is sealant enough for a gutter that has dropped?

Not on its own. A sagging gutter pulls its joints apart, so the brackets need fixing first.

Is the work guaranteed?

There’s a 12-month guarantee on every job, gutter and fascia work included.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Where are you based?

We work from Crawley. We cover Newlands and the rest of Glasgow, along with the rest of our area.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

How we quote for gutter sealing

There’s no set price list, because no two jobs are the same. What we look at:

  • Any working-time requirements on site
  • Any mould that needs treating
  • The type of sealant required
  • How many areas need sealing

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

What we need to know

To make quoting easier, please include:

  • Any previous sealing or DIY work
  • A few pictures by email, if you can
  • How we’d reach the joints
  • How many joints, rooms or windows are involved

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Why it’s worth doing now in Newlands

Replacing guttering is a much bigger job than sealing joints. If the gutter is sound and the drip is a joint, resealing is the sensible fix. If it has failed, we’ll tell you. In a tenement flat in Newlands, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Why book with us
