Floor joint sealing for homes and businesses in Shadwell
In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. We seal them with a flexible, water-resistant sealant. If you have open joints that fill with dirt and chipped and open joints in warehouse floors, we can help, on thresholds, skirting boards and commercial floors alike.
London homes range from new-build flats to period conversions with new floors laid over old boards. Every joint between floor, skirting and threshold has to cope with some movement.
Each job carries a 12-month guarantee, large or small.

Honest limits
We’ll always be straight with you, so here’s what new sealant won’t do:
- Subfloor problems that need a flooring contractor
- Failed waterproofing under a wet room floor
- Tiles that have lifted or broken
Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before you book.
Surfaces we seal
- Skirting boards
- Thresholds
- Concrete floor joints
- Wet room & bathroom floors
- Tiled floors
- Commercial floors
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Mark off resealed joints in warehouses
- Keep caulk for dry, still joints only
- Don’t paint over silicone
- Do not slide heavy items over sealed joints
Lift furniture rather than sliding it over sealed joints. Sharp edges can cut the sealant especially in the first few days.
Concrete joints damaged by traffic get worse quickly. Sealing them early protects the edges and the floor safer.
Floor joint sealing in Shadwell: local notes
Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent. Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
For buildings such as St Paul's Church, joints in its floors, skirtings and thresholds need resealing as they wear. As a London address, Shadwell can be tricky for parking: let us know about parking bays, permits or a driveway.
Shadwell is about 1 mile south-east of Whitechapel, in Greater London. From the centre of Shadwell to the outskirts, floor joint sealing is available for homes and businesses alike, from flats and houses to offices and hotels. Our area takes in 764 places across Greater London.

How we quote for floor joint sealing
Jobs vary more than people expect. The main factors:
- The size of the job
- Working hours on commercial sites
- The old material and how stubborn it is
- How many rooms, windows or areas are involved
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
What we need to know
There’s no need for technical detail. Just tell us:
- The type of property
- Any previous sealing or DIY work
- Where the job is, and your postcode
- The problem you’ve noticed
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or drop us an email.
Shadwell: your questions answered
Is parking a problem for a job in Shadwell?
Parking in Shadwell, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
Can you do floor joint sealing in Shadwell?
Yes, Shadwell is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or email us and let us know what needs doing.
How much does floor joint sealing cost in Shadwell?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.
Why has a gap opened under my skirting?
Movement from drying timber and settling floors opens the gap. Rigid fillers split, so we use a flexible sealant.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before resealing.
What do you need from me for a quote?
Tell us what needs doing and where, plus pictures if you have them. If we need more, we’ll ask.
When to call us in Shadwell
Caulk is the usual filler for skirting. In a joint that moves or gets wet, it splits, which is why so many skirting joints look broken.
People generally contact us after spotting something like this:
- Threshold joints that have opened or worn
- Open joints that fill with dirt
- Skirting caulk that keeps splitting
- Gaps opening between the floor and skirting
Schools such as Peter Hills with St Mary's and St Paul's CofE Primary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.
What to look for in a quote
- What guarantee comes with the work
- What product goes in the joint
- Who turns up on the day
- What insurance they hold
Why it’s worth doing now in Shadwell
Floor joints left open collect dirt that is hard to clean out. Sealed joints are easier to keep clean and look tidier. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.
Combining jobs into one visit normally makes better use of the time than several visits. We will give you a clear quote for the lot.
What you get with us
- A sealant colour to suit the surroundings
- We are fully insured
- A choice of colours where the product allows
- Anti-fungal sanitary silicone in wet areas

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
How it works
We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours, depending on the length of joint. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- We clean and dry the edges of the joint.
- We apply a flexible sealant suited to the floor.
- Finally, we check the work and talk you through aftercare.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about parking restrictions
- Mention any leaks or damp you’ve noticed
