How we quote for external mastic

There’s no set price list. What we look at:

  • The type of sealant required
  • The amount of work
  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and send you a clear quote before we start.

External mastic in Colwell, done properly

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. We work on concrete & block, copings & trims and brickwork movement joints, and the jobs we see most are joints where the bead has come unstuck and joints pointed up with cement by mistake.

Outside joints can only be sealed when they’re dry, so work in Colwell is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

Your job is guaranteed for a year, as with all our work.

What we do, step by step

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours to a few days, depending on the length of joint and the access. In a small place like Colwell, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

How the job changes by surface

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.

Render joints

Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.

Landlords, agents and businesses in Colwell

Housing providers, facilities teams and property managers book us too in Colwell and across the Isle of Wight. We can quote a run of properties together.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Loose or hollow render, which needs re-rendering
  • Movement that is more than a sealant joint can take
  • Damp that isn’t coming from the joint

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

What we seal

  • Render & cladding joints
  • Joints between brick and frames
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints
  • Façade panels

Common questions in Colwell

Is external mastic in a coastal place like Colwell any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Can you help a landlord with a rental near Lymington Pier station?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll send you a clear quote.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you cover Colwell?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Colwell included.

What is a movement joint?

A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Do you work at height?

That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher work, tell us about the building and we’ll confirm what’s needed.

Is the work guaranteed?

Yes. All our work carries a 12-month guarantee.

External mastic in Colwell: local notes

Colwell is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as All Saints Church of England Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In the older streets around Christ Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. If you let a flat or house near Lymington Pier station, outside joints that have cracked can let damp into a rental, so check them between lets.

Why deal with it now?

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Around Colwell, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Leaving a failed joint normally makes the job bigger, not smaller. If you are unsure, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.

Why choose Mr Mastic in Colwell

  • More than 20 years in sealant work
  • Neat joints and a tidy finish
  • Every job guaranteed for a year
  • Sanitary silicone with an anti-fungal additive in wet areas

Read what affects the cost and customer reviews.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
