How we handle external mastic in Easton

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing. We work on façade panels, render & cladding joints and joints between brick and frames, and common reasons people get in touch are hard, crazed mastic that has stopped moving and sealant that has lost its bond to the brick or render.

Somewhere as small as Easton, homes and farm buildings often face open ground, where walls and rooflines take the weather head on. Joints on those walls need a sealant that moves with the building and stays in place.

All our work comes with our one-year guarantee.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Act on the first splits you see
  • Fix overflowing gutters above sealed joints
  • Keep movement joints as flexible joints, not mortar
  • Do not let climbing plants root in the sealant

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years so early resealing is worth it.

Easton buildings and the weather

Easton is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you live in an older home near St. Agnes' Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Easton is about 6 miles south of Lymington, in the Isle of Wight. Easton gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Easton is one of 125 places in the Isle of Wight we cover for external mastic. There’s also a page for Southampton, roughly 18 miles from Easton.

We work across the PO40 postcode area for external mastic. That includes homes and businesses on Bay Road, Camp Road and Gate Lane. We also cover the places around Easton: Afton (1 mile east), Afton Park (1 mile east), Freshwater (1 mile north-west), Totland (1 mile west) and Colwell (1 mile north-west). Larger places within reach include Newport (10 miles east), Cowes (11 miles north-east), Shanklin (15 miles east), Ventnor (14 miles east), East Cowes (12 miles north-east) and Barton (10 miles east). If you are somewhere remote, the job takes a little more planning, so let us know when you get in touch.

What sealant work cannot fix

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracks in the bricks or render themselves, away from the joints
  • Failed render or damaged cladding panels

If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.

Where we work in Easton

  • Concrete & block
  • Copings & trims
  • Joints between brick and frames
  • Brickwork movement joints
  • Render & cladding joints
  • Façade panels

Do you need external mastic in Easton?

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.

Common reasons people contact us include:

  • Sealant pulling away from one side of the joint
  • Leaking joints around cladding and façade panels
  • Cracked joints where brick meets render or frames
  • Weathered mastic that no longer stretches

Managing a site like All Saints Church of England Primary School? Then its movement joints, gutters and trims need looking after like any other building’s.

How to choose a mastic man

How the visit works

On the day, we start by going over the job with you. Surfaces next to the work are protected before work begins. The work usually takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Easton needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks

Related advice

Easton: your questions answered

Does the coastal weather in Easton affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Will you come out to Easton?

Yes. Easton is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work at height?

Each building is different. Tell us the height, the number of joints and what’s below them and we’ll confirm how they can be reached safely.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Can you do several jobs on one visit?

Yes. Just list everything you need and we’ll quote it together.

Do you work for letting agents?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels across the Isle of Wight.

Is it OK to fill a movement joint with cement?

No, not where the gap is a movement joint. Pointing it stops it working, and the wall may crack nearby. We will reseal it with a flexible sealant.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator.

What affects the cost of external mastic

The quote reflects the job in front of us. We take into account:

  • Which sealant suits the joint
  • Any mould that needs treating
  • The number of rooms or windows
  • The amount of work

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • Any access issues, like height or stairs

We don’t publish a price list, because every job is different. Instead, we give you a clear quote for your job. To arrange one, ring 0345 464 0079 or send us an email.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Why act early in Easton

A failed movement joint lets water into the wall, behind render and cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. In a small place like Easton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
