External mastic for Barton homes and businesses

What happens on the day

Before we leave, we go over the finished joints with you. The visit itself usually takes a few hours for a handful of joints, longer for a whole elevation, depending on how much there is to do. Parking around Barton is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks

About our external mastic in Barton

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. If you’re dealing with failed seals between different materials and panel joints letting water in, we can put it right.

Homes around Barton range from older cottages to newer houses, with walls and rooflines of every type. Older homes need their gutter and trim joints kept tight, newer ones their movement joints.

Questions from Barton

Can you do external mastic in Barton?

Yes. We work across London and the South East, and Barton is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.

Is there a guarantee on external mastic in Barton?

All our work, in Barton and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Can you reach joints on upper floors?

Each building is different. Send us pictures and a rough idea of the height.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected.

How long does external mastic last?

It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away, and reseal at that point.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Point out the joints to other trades
  • Make sure movement joints are not pointed over
  • Check external joints each spring
  • Wash walls gently around the sealant

Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

What affects the quote in Barton

Every job gets its own quote. This is what makes a difference:

  • The size of the job
  • Whether the work is at height
  • Any working-time requirements on site
  • How many rooms, windows or areas are involved

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

What we need to know

To help us quote quickly, let us know:

  • Pictures of the joints, sent by email
  • The problem you’ve noticed
  • The rough size of the job
  • Whether it’s a home or a business

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

What we can’t put right

A few problems are outside what sealant work can do:

  • Cracks in the bricks or render themselves, away from the joints
  • Render that is blown, hollow or coming away
  • Cutting new joints into brickwork, which is building work rather than sealant work

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before you book.

Joints and surfaces we work on

  • Render & cladding joints
  • Joints between brick and frames
  • Façade panels
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

External mastic in Barton: local notes

Historic houses like Carisbrooke Castle (about 1.6 miles south-west) are a reminder that the area around Barton has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For site and facilities teams at buildings such as Barton Primary School, its movement joints, gutters and trims need looking after like any other building’s. In the older streets around St Paul's Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

What happens if it’s left?

Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. Homes in smaller places like Barton can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, call 0345 464 0079 or email us and we’ll give you an honest view and a quote.
