Need external mastic in Afton?

External mastic in Afton, done properly

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing. Typical jobs include joints with sealant missing in places and sealant that has lost its bond to the brick or render, across render & cladding joints, copings & trims and joints between brick and frames.

Outside joints can only be sealed when they’re dry, so work in Afton is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

Each job carries a 12-month guarantee, large or small.

What external mastic looks like in Afton

Afton is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as All Saints Church of England Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For an older house near a landmark such as St. Agnes' Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Afton: your questions answered

Is external mastic in a coastal place like Afton any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Will you come out to Afton?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Why is there a gap in my brick wall?

Walls move with heat, cold and moisture, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Do you work at height?

It depends on the building. Where joints can be reached safely, we’ll do them. Tell us about the building and we will confirm what access is needed.

How long should I leave it?

Cure times vary by product. We tell you how long to leave it before we go.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep soil, plants and ivy away from the joints
  • Keep movement joints as flexible joints, not mortar
  • Keep water from gutters off the wall
  • Have failed joints looked at early

Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants are not designed to be painted.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.

Leave it or put it right?

An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost near the open joint, so the problem grows beyond the joint itself. Where a wall is exposed, as many are in small places like Afton, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and give you a clear quote before work begins.

How the job changes by surface

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that’s happened, we rake it out and reseal it properly where it can be done safely.

Copings and trims

Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.

Landlord and commercial work in Afton

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

Honest limits

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cracked brickwork or render that needs a builder or plasterer
  • Render that’s blown, hollow or coming away

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

Joints and surfaces we work on

  • Façade panels
  • Copings & trims
  • Brickwork movement joints
  • Joints between brick and frames
  • Concrete & block
  • Render & cladding joints

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

How the visit works

You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a few hours to a few days, depending on the length of joint and the access in most cases. Somewhere as small as Afton, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules
  • Let us know about stairs, lifts or work at height
